Got Sick of No Pricing on Realestate.com.au So I Made a Chrome Extension

I’m sure most of you are sick of browsing property websites to just see a whole bunch of “offers” and “contact” and other bullshit but no price guide. I’ve built this free extension that reveals hidden pricing data, including a best estimate price from Domain.

It also does a couple of cool things like such as AI based web search to write a property report and looks for any usual agent bullshit etc. You can customise it as well by giving the AI custom instructions. Just disclosing up front that this AI stuff costs me money to run so there is a 10 per day limit with a small monthly fee to use it further. It’s completely free if you just care about the price guide.

You can also use the extension on iPhone / iPad with the Orion browser for iOS (just the price guide, sign-on and AI features won't work).

    In the US, all the websites list it for free.

      In the US all agent listings go onto a single system. In theory, you can see all listings in one place. In Australia, the big sites are charging a shit ton of money and agents lock themselves into contracts with them which the punters are then paying for. Trickle down economics.

      they may list it for free, but damn the real estate/transfer fees etc etc in the US makes ours look cheap (even if you take account of the fee here.)

      I work in the industry, and while RE agent commissions are insanely high, the costs are far more than just a "sign out the front". Most people want to be on all the portals and in order to actually be seen on them and not just put at the back of the search results you need to spend big, like thousands big.

      REA & Domain are definitely selling the shovels in the gold rush

    Yeah, listing by price isn't even helpful as they deliberately put it well below expectations and then at viewings say offers over $X (which is always more than 10% higher than the point they put it at, illegal but 'plausible deniability'.

      Yeah, I’ve also added the domain estimate and the you can ask the AI to get the property.com.au estimate as well if you want

    • Why wouldn't they tell you a higher price first and get you to haggle it down (ie price negotiable etc etc)

        Cause they’re auctions, that’ll deal with the actual pricing. By quoting low, they’re driving more people to the open house & auction, which creates more competition, which drives up the auction price.

  • Awesome! Thanks for that. I used to look in the code to find the price. I can't remember if it was Domain or re.com though, as I think it got patched out and I could no longer view it.

    • Searching code still works on REdotcom, but any info is obfuscated on Domain.

    If you’re in Victoria, the listing by law must contain a price guide and it’s there on every listing as a pdf document displaying the median price of the suburb and the expected price for the property.

    • The price guides are such a sham anyway. Theyre meant to be "comparable" properties. Without fail, the newly renovated listing will be compared to either: a dumpy houses, or on a main road, one under powerlines… Etc… i think i read somewhere where theyre allowed a 10% variance under the sold price anyway

      No sorry, every website is different, it’ll require basically a new extension. I focused on realestate.com.au as it’s the most popular website

  • Don't know where you are pulling the Agent price from. Its way off.
    In Victoria, all prices are clearly mentioned which matches with the price guide pdf attached to the listing but there almost 100k difference in the agent price reported by the extension

      Hi, the agent price is hidden on the website. I’m in WA so I can’t see what you are talking about in terms of the price guide PDF.

      The extension also shows the best estimate price from Domain if that helps.

      Using Chrome, right click anywhere on the listing page and select "View page source". This will open a new tab with the listing's HTML. Crtl+f for "marketing_price_range"

        So while it is cool, it is very misleading to say it is revealing the hidden price, it is really just using an estimating site to hazard a best guess.

      Hi, sorry I tried to port it but it uses too many Chrome specific features. You can use the Property Seeker extension for Firefox.

      • Well pricedaddy is the first one I found and it does what I want it to do, so I haven't tried the others or this OP's one.

        I just find it funny how once or twice a year someone new decides to make their own, when they could have googled it and saved themselves the work - like I just did because I remember seeing this sort of post appear on various forums every so often.

          Yeah I knew these existed. I’ve added a few extra features like the AI stuff did which does web research for you and can pull pricing from multiple sources, including recent nearby sales.

    Clearly don't like in VIC as they have to give a price guide, which is wrong 90% of the time, but still gives you an idea.

      thats exactly why. so more people contact, makes their numbers look good to seller "had 100 people contact me today!" but also they dont give a shit, purely numbers game, if you waste the time of 1000 people its worth it if it nets you 1 'potential' real customer.

      • How many people who will go through the trouble of calling are not looking to buy a home or have no idea what the price tendencies in the areas are in the first place?

        I get that it is a bit annoying comparing properties at glance but as a home buyer it doesn't really matter as I always call the agent before I drive to the property to check if its under contract already (sometimes they don't update it on the same day) or what the settlement time frames are or can look like. I'll just ask for the owner's price expectations at the same time. I've not bothered calling a property that I was not interested in buying and within a couple of calls you can easily know what you're in the market for.

    One quick thought: could we tighten the upper limit in the Agent’s Guide? When I search for properties, results drop off as soon as I set a maximum price, and that cutoff is much lower than the range the guide currently shows.

    lol what a waste of time making this, all you need to do is "right click" press view page source, CTRL F (type marketing) and it will show the price on anything

      So what you're saying is it condenses three steps into one. If you're checking out the prices for 10 properties, it means you must only click a button 10 times instead of each time clicking, selecting, searching and typing (before then reading the raw html source) to find out the same information each time.

      Why look something up on Google when you can just head to the library, ask the librarian where to find the topic you're looking for and searching through it for yourself?

    • Yeah, but it also shows the prices on the “buy” page on realestate.com.au. It loads pricing for around 8 properties at once. Makes it way faster and more convenient.

  • Does this work on android? I clicked the link on my phone and added to my desktop, then went on to real estate.com from chrome browser but still seeing homes with no price.

    These real estate agents really take the pi55. Using this extension, real estate agent reckons $5mil for this property but it last sold July 2023 for $10.5mil. Can't believe current owners are willing to sell at less than half what they paid!

    Such a waste of time. I know this is on the top end of things but the same happens on the lower end. But in reality, someone with a $5mil budget is hardly likely to be willing (or able) to drop $10mil+ so this just wastes the seller's, the buyer's and the real estate agent's time. I don't get it.

      Sorry, $5m is the highest the agent can put in. So it shows $5m-$N/A. I need to fix that bug.

      All the listing price / price guide is useful for is an initial search, that's it, you should then do your own research and come up with what you think is a reasonable price. People who don't do their own research and treat it like a retail product where the agent is the retailer are setting themselves up for disappointment through their own lack of knowledge or experience.

        Real estate agents can be lying sacks of sh1t and their price guides/ listing prices aren't grounded in reality but that's okay because most people know that. The market inefficiencies created by this dodgy and deceptive practice are just additional costs guys. People treating advertised prices as if they're even in the ballpark are dipsh1ts. Come on! What are you like, honest or something? First home buyers are setting themselves up for disappointment because they have never bought a property before; serves them right.

    • Sure, to use the AI features, I need you to sign-in to avoid abuse of the API. This is purely because I pay out of my own pocket for the AI features. You can get the price guide without signing in and no data is collected. Full details below:

      Property Mate collects minimal user data necessary for core functionality and optional paid features:

      Authentication Data: When you sign in with Google via Supabase, we receive your email address and account identifier. This is used for user identification, securing access to features, and linking subscription status.

      Property Data: Information about properties you view (URLs, descriptions, images) is processed to provide analysis. This data may be temporarily stored in your browser's local cache to improve performance and reduce redundant processing. It is not permanently stored on our servers associated with your account unless required for specific AI processing during a request.

      Usage Data (Free Tier): For users on the free tier, we track the count of AI analysis and image editing requests on a daily basis, linked to your user ID, solely for the purpose of enforcing daily usage limits. This count resets daily.

      Subscription Data (Pro Tier): If you choose to subscribe to Property Mate Pro:
      We store your subscription status (e.g., 'active', 'canceled'), the associated Stripe Customer ID, and Stripe Subscription ID linked to your Supabase user ID in our database (hosted on Supabase). This allows us to grant you access to unlimited AI requests.

      We store the date your current subscription period ends to manage access.

      We do NOT collect or store your full credit card numbers or detailed payment information. This is handled directly by our payment processor, Stripe.

  • Can someone advise why the search price (extension) at times is different than the indicative price?

    For example:

    An indicative price on realestate website for a property is between $680k - $700k but the chrome extension (any) would show $600k - $750k.

    Ctrl U, Ctrl F type in marketing and click through until you see the price

  • @Oompaloompa any chance you can search by title, eg Torrens, Community, Strata?

    • Sorry, the extension doesn’t modify the search filters and can’t remove / filter properties from search. You can ask the AI in the extension settings to see if this information is available on the web and it flag it for every property.
