          One of my friends got charged bond because they left "dusty light bulbs" in the light sockets when they moved out. That landlord was a dick. I think a damaged door frame is a bit more likely to be something the average landlord cares about though.

          Handy tenant tip:

          When moving out of a rental, if your lease is up just stop paying rent exactly before the date of the number of weeks bond/advance they have, usually 4x.

          Agents will moan, call you, send letters but there's nothing they can do to you in such a short space of time! They can't legally knock on your door & threaten in that time either IIRC unless there's been a significant change to tenant rights legislation.

          Do the right thing, clean the place to the standard it was when you moved in, repair any damage etc, give appropriate notice and just move out cleanly on the due day! Then, you've got a clean conscience, nobody's out of pocket (it'll be let in a matter of hours nowadays), and you're not waiting on a bond that you may never fully recover! ;)

          It's not illegal, though agents really hate it coz the owner is all over them; but this way you don't leave yourself open to unscrupulous agents or landlords, and there's plenty of both out there! ;)

          Don't follow stew's advice, it only pisses off the landlord and gives you a bad reference for your next rental application (as well as giving you bad conscience). If you damage the door frame it's only right that the landlord keeps some of your money to repair that damage.

          Now, I've often said this…I am not a role model, some stuff I would advocate isn't for everyone; we're all grown ups here, just make your own decisions & seek other peoples' advice, not just some anonymous dude on OzB! ;)

          As for refs, usually when you're moving out you've already found somewhere to go, so it's often not so much of an issue; especially if you've just bought, going OS or something else is going on!

          I've seen a lot of people jump thru hoops, wait, beg & battle thru FT & RBB to get even partial refunds on some rather large bonds, thru no fault of their own, just greedy agents & landlords.

          I once saw a property mgr turn up to a final with his own milkcrate, walk straight to ONE particular light fitting that my mate had never touched, step up and summarily declare "this is broken, it's coming out of your bond"…can you say 'setup'…he had to fight it out, he won, but they wanted $500 out of his bond for a pretty ordinary light fitting repair, FT laughed the agent out of the tribunal apparently, but it took ages to have it dealt with! Who needs that stress???

          Not saying all landlords are sketchy; I'm a pretty good one myself, & I've learned to choose good tenants; but as I said, if you suspect they may be (and you'll get to know them thru the tenancy) & wanna avoid some pitfalls, as long as the above boxes are ticked it remains ONE option!!! ;)

          That said, this was advice from a friend in the RE industry, who was actually whinging about tenants doing it to them & their owners at the time. The upshot was that there was nothing they could do about it legally! Remember, if you give fair notice, the property's in the same nick as when you leased it, and the LL's not out of pocket, what can they say…seriously?

          Actually, if you wanna check it out, call up FT & tell them you're a landlord & your tenant's doing this…ask what recourse you have…maybe the laws have changed & this advice is no longer valid? Don't just trust me, but it's what I would do! :p

          @stewballs - the danger of you giving advice like that is, some irresponsible people don't bother reading the other things you said about doing the right thing, cleaning the house and repairing damage etc. They will just take what they want from your advice and ignore the rest. Next thing, you'll be wondering why it's become so damn hard to be accepted into another house for rent, because landlords will be paranoid after many people doing what you advised.

          Anyway, by law, tenants should pay rent on time, and cannot use their bond as rent (you can look that up). There is also a penalty for treating bond as rent. So "doing the right thing" here means paying up rent on time! As for dodgy landlords and agents, they are very rare, because if they want to claim damages from the bond, they need to spend money to initiate an action, it's not cheap. They are unlikely to make an absurd claim only to lose. Rather, it is the tenants who are more likely to screw around and do a runner without paying for damage. So, do the right thing - pay rent on time.

          Yup, whatever; as I've said, it's just my opinion. We're each a product of our own experiences!

          I've just found that the real world differs from the 'perfect world' examples; I've been rorted myself, and seen others hard done by as stated. And you are right, there are times when the scales tip in the opposite direction; I've also seen this too, so point taken! ;)

          Anyway, we could argue these moot points til the cows come home, but I'm sure we've both got better things to do. Peace, out! ;)

  • Doesn't this DAMAGE the door frame? I can just imagine the marks it will leave on the paintwork.

      Yep, it can damage the paint (as it did with my frame), but if you put a bit more padding around the contact points, it's ok.

      Wooden frames at my parents' place also flexed a bit, but the steel frame at my place can take the weight.

      Sage advice.

      Failing to make sure it fits your door will leave you doing chin ups in thin air. This is dangerous and far less effective, although, admittedly, it has an amusing looney tunes-esque schtick.

    i got one last time, its pretty sturdy and feels quite strong, the paint does seem to rub off onto the wall. so i wrapped some tea towels around it for extra padding, and now its fine :)

    i also now have massive arms.

      it just sits there using physics. It doesnt attach to the door.

      • I got mine from the "Sport" section - I think there was some other gym stuff around. Did you check the store stock level online?

      • Yes I checked, it says in stock (green) for that store, but couldn't find it anywhere near the gym stuff. Will have another look tomorrow.
