Here at Paradise Holiday Lets we have a beautiful villa in Burleigh Heads, Queensland that is perfect for those family vacations. The villa is situated on Vantage Hill set amongst the Tallebudgera Creek Conservation Park with views of the inlet and beyond.

This holiday home was built in 2017 and offers a high level of comfort and luxury. The property looks deceiving from the front, as its on a slopping lot, it opens up into a two level villa with a beautiful deck over looking the landscaped backyard. The property offers privacy, secure off-street parking, grassed backyard, deck and heaps of space for all the family.

Paradise Holiday Lets are in walking distance of the Tallebudgera Creek which is great for swimming, paddle boarding and fishing. Burleigh Heads Beach is a 5 minute car ride away and the Coolangatta Airport is only a 15 minute drive away.

      What the community is trying to say is - how is this a bargain?
      What is the normal price of your rooms? - What is the normal price of other similar rooms in the area?

      • On TripAdvisor the normal rate is $205pn so it is cheaper and have an Easter Deal of 40% your total for Easter Week.

          Hi Rep, I will be blunt with you as I am trying to be nice.
          It looks like you normal rate is $140 per night - it doesn't matter what tripadvisor charges.
          If you have a 40% off deal you must stipulate this in your description or at least put a coupon.

          I have checked your site and anytime of year it is $140 weekly rate.

    This isn't a sale nor a bargain ($140 per night seems to be your regular weekly rate), and as there is only one villa available and only one easter week it doesn't really fit the quantity guidelines either.

  • I emailed OzBargin and they said I could as people can book multiple dates and there is a Easter Deal for 40% off the total if you book the week. It's on the website.

  • My description is obviously not up to par as I'm getting so much negative feedback. There are pages of rules on how to post so I thought I needed to keep it simple. If you have a suggestion on what I should have written please tell me as this is pretty stressful.

    • Put a discount on your rates as their is absolutely no bargain in what you are offering ☺

      Please put in the normal price of this property during Easter, the saving we’re getting and just a more inviting description about the place, it’ll help a lot! We don’t really know much from what is there at the moment.

      Take the criticism on the chin. You made the same mistake as many small businesses do.
      1) take 10mins to look through old posts int he same category as your "deal" see what works, so what didn't.
      2) Explain why it's a bargain (we have no idea what your usual prices are), Old price -> Bargain price
      3) Give some examples of competitors prices on why it's a bargain (e.g. link to a airbnb/wotif/etc search of the area at the time).
      4) Dial down the sales pitch. This is a bargain website, not an advertising board, people **hate* anything that looks like an advert (like your original post), it's very hard to redeem yourself if people 6think it's a advert….but if you look at #1, you'd realise that.
      5) If people are being rude, ignore them, don't feel you have to respond, as you'll probably dig yourself a bigger hole.
      6) If people are nitpicking mistakes, thank them & deal with the mistake.

      For your website, I'd explain that Talle creek is a popular locals spot for paddle boarding & a safe place for young kids to swim & play in the sand (and you should have piccies on the website) so parents get a chance to relax too. There's plenty of shade, picnic areas, playgrounds. But families goto the Gold Coast for beaches & theme parks.

      I'd also be plugging the SLSC's. People, especially in Vic, love the idea of a cheap(ish), family friendly place for a feed & drinks, with million dollar beach views.

  • It's a 5min walk to the inlet which is great for paddle boarding and swimming and only a 5min drive the Burleigh Heads Beach or 15min drive to Surfers Paradise beaches.

  • You know the beauty about selling holiday homes is you can 'sell' (ie list) it for $1000 a night and then claim an 86% off your booking!!! making at $140 a night.

    Still doesn't change the fact it's not worth that much. Also, are you kidding me - the creek/inlet is one of the major attractions??

    • That's pretty rough, and the inlet is great actually. Lots people go there to swim, paddle board, fish etc. I'm not claiming my rental is $1000pn then giving a huge discount. For what you get my rates are extremely good and being a new business having a deal at Easter is good business. Plus I think your being extremely harsh sayings it's not worth that. I'd like see you book a luxury 3 bed house for less than $140 pn.

        Let's (pardon the pun) just say that if I was paying $140 a night, or originally charging $205 per night I wouldn't be booking with a company that doesn't want to pay $5 to get an actual domain. Add to the fact it's actually only $145 a night any time, it's no discount.
        Also, these kind of places go on Airbnb all the time.

        Just because lots of people go there to swim, paddle board, fish doesn't mean it's good. There's an inlet in walking distance to me but I never use it because if I am holidays swimming / fishing in a creek isn't exactly what I have in mind.

        It's a harsh world in such a competitive business, get used to it.

          The Burleigh heads inlet is quite nice, there's always people down there when I drive over thr bridge.. but i don't go to the gold coast to swim in an inlet.. luckily the place my family owns is on marine parade in cooly.

          I don't understand your hostility, I certainly don't go around picking on people for no reason. This is a deal site, if this doesn't appeal to you then don't read it. Airbnb are not all that and I chose TripAdvisor instead. Also we do have domain and will be launching a better website soon, but seeing as Easter is approaching getting our listing seen is far better. Your personal comments are not needed.

          You are in a business. If you try to sell something on a bargain website that isn't a bargain, expect the negative comments.
          Airbnb are not all that, but more than 1 villa is enough to choose from. Technically you need 10 to surpass the minimum quantity on Ozbargain..
          You can always get your website ready in the background and then switch over to something people will take seriously.

          Why? Because they are truthful and in fact make you look like a fraud for advertising 40% off yet still charging the same rate?

That's a deal and I'll listen to the OzBargin moderators who said I could list after I asked. I really don't know why people like you feel the need to comment.

          Oh so you are only charging $84 a night? That's a bargain then. Your "rooms and rates" tab on your site riddled with typos says $140 a night. Standard rate.

          Few things I've noticed - what is with the $300 a night booking, but then in the description it says $120? Confusing..

          I feel the need to comment because I don't want people to get scammed by some house they think is a deal when in fact it's normal price. It's $140 a night usually, or $120 short term. Nowhere does it mention $205?

          TripAdvisor rate isn't indicative, they charge more so there is something in it for them.

        • @Putnum: it's funny, we were at Coolie over summer and spent 10 times as long at Currumbin Ck & then Cudgen Ck then we did at Coolie or Kirra beach (the later even had a nice high tide lagoon). it was nice to sit in the shade near the water.

        • @supabrudda: Depends on what you want. I always go for a swim in the morning when no ones in the surf, and when it's hot in the arvo I'm normally .05
