I had to join to advise everyone against realestateyourway. Realestateyourway is inherently a scam. Despite their claims that you are in complete control of your ad on realestate.com.au, they WILL charge you $50 to edit parts of your ad e.g. Open inspection times.

This effectively makes your experience one of the most expensive privilege. Their cheap fee is just bait for you to sign up. This was my experience and the moment I found out I was forced to move to another company unless I wanted my bill to increase dramatically. Avoid Realestateyourway like the plague. There are better ones out there. I honestly don't know about the offer here, sorry.

      • Realestateyoureay is one of a few that offers this service for 199 though. They're all that bad?

  • Wow, I was unaware you were able to list on these sites unless you were an agent.

  • At What point did companies like eBay and the one's you've mentioned get permission to charge so much for listing on their sites?!. Seems to me like they are charging for what they wish their product was worth as opposed to what's fair.

    • who decides what is fair?

      • Someone objective would be a start.

        • Maybe you can sign up to be an ombudsman

        • @stockastics: I didn't know they were accepting applications.

    • If you think that you can provide the service at a cheaper price then please feel free to start your own website. Plenty of developers around that can help you.

Spin yourself up 100,000 ESX servers and cluster a load of servers all together, hire a staff of experts engineers at 100-150K a pop to build and maintain it then another few hundred support staff in several countries to support customer calls/emails for it across the worlds entire time line and do a better deal…. "simples"

    Free on Gumtree

  • free does not equal quality

especially when it comes to online directory,

when was the last time you went on gum tree to buy a house

and for the other two, they probably wont even appear in search results, hence no buyers/traffic

in this market, it is seller driven, because demand exceed supply

good time to sell if you can

    • We're selling one on Gumtree and Facebook, so yeah why not.

      • Have you actually had any interest? I've never looked anywhere other than Realestate.com and Domain.

Via Facebook we're getting a lot of interested buyers. Organised a couple of visits already. Gumtree a lot of viewers but no messages yet.

      • Via facebook ads, or just sending out the ads amongst your circle of friends?

        • No ads, just friends and groups.

Yes and I can afford to sell my house for $18,000 less as that is the real estate commission on my house. I have already tried to sell once and a friend went along to the open as a mystery buyer and the agent spent all the time chatting out the front on the lawn drinking coffee and did not ask once person what their name was. I ended up with no buyers, a bad feeling as all these strange people with no names and no details had been through my house. The agent charged me $500 for his time to allow me to remove my listing as that was his 'Admin Fee' on top of the marked up adverts costing $5000 for 4 weeks in the papers. Never again!

    • Yes they can at times be like a bunch of crooks with their gazumping and all.

i just sold my apartment. My agent gave me access to my realestate.com.au ad so i could review stats, views etc..

Only about 1-2 of the enquiries came from there, on the first open we had 5 offers. The rest were all people known to the agent already (including the eventual buyer - they had missed out on an apartment in the complex previously).

Got a price that exceeded the range i expected, not certain i could have got that on my own

    YMMV

    • If your eventual buyer was someone already interested in the same complex wouldnt a 5c flyer in lobby just done as well and saved you 100% of the agent fees?

Ok … I vote this positive … for a few reasons:

The realestate market in Australia is dominated by agents. It's usually impossible to list on realestate.com.au as a private person … you have to be an agent. The market is dominated by domain.com.au and realestate.com.au! You have pretty much to list on these 2 websites to get found and get offers. Agents unfortunately charge high fees for the sale (in fact they are not doing a lot for their money in my opinion). A private sale is impossible when you are not able to list on the big websites. Realestate.com.au makes very good money with this concept - so do the agents.

Some companies such as sellyourrealestate.com.au offer you to list your property at a very low cost compared to a "full" agent. They are still an agent just with a different business model - they organise the advertising for you (and other things if you wish … but it is your choice). So it is the closest you can get to a completely private sale (with the use of the big websites ). You can't sell on gumtree … when you want a good price you need a few more people looking at your property.

Great! Market changer! Better for the consumers … so rethink your negative votes. A change of open for inspection times as Granty98 for $50 is nothing compared to the thousands a full service a agent would charge.

One more thing which might be helpful:
One of the most important things to know is the value of the house (so you sell at the right price). Don't compare to listing prices on the web … they are usually far too low. Current sales are usually a nice comparison and can help you to value your property. The information is out there you just need to find it.

    Example:
    http://www.reiv.com.au/Property-Research (weekly auction results)
    http://www.realestate.com.au/sold
    http://www.rs.realestate.com.au/cgi-bin/rsearch?a=ars (weekly auction results)
http://www.onthehouse.com.au Valuation of every house in Australia (rough guide - be careful! - but you also find out about previous sale values for free !)
http://www.myrp.com.au and http://www.homepriceguide.com.au Mainly paid services but some valuable information to be found for free!

And forget advertising in the paper … the agent should pay the seller as the band name of the realestate agency gets marketed … nothing else. The paper is there to promote the agent - to show that he is dominating or very present in a suburb. Wow … and people pay him to do this advertising. Same with all the extra options on realestate.com.au or domain.com.au … doesn't matter if they are featuring your property bigger or more prominent … it's mainly featuring the agent (they should pay you!)

Signed up with RealPrivate to advertise on both of the majors, the service has been 1st class, can get them on the phone or they reply to emails within hours, listing was also a breeze, they also provide a 24/7 phone service.

Cost was $299 + $130. Our property has been listed for 9 weeks (part of that school holidays no enquiries) had a contract fall over, another buyer lost his job at last minute, however, we currently have 3 genuine buyers and expect to sell for full price this week (and save $15,000 on agents fees). Spent ZERO on local advertising and saved thousands.

    http://realprivate.com.au

All prospective buyers receive a colour flyer with our details plus a list of the properties best attributes, improvements, inclusions, plus nearby facilities like schools, shops public transport etc. We ask for buyers details too for reference later.

We do not take deposits directly, but once the offer is accepted we have our Solicitor prepares a sale contract for purchasers / solicitor then it comes back with any conditions and deposit, simple.

We have sold all of our properties privately over the years, if the property is uncluttered, clean and tidy and priced right they do sell (if your Ok dealing directly with buyers), remember no one knows your place like you do!!.

And we do not have opens it can be risky, (as R/E Guru Neil Jenman says) we've found selling online provides genuine buyers.

    • Thanks heaps Foxtail for your comments on your experience with www.realprivate.com.au - if anyone else would like to try our services you can list completely for free for 7 days - including publishing on realestate.com.au, to see for yourself how straightforward selling your home privately can be.

As with all our clients we do require certain documentation before we can publish your listing to realestate.com.au - but if you would like to try us for free for 7 days, you can do so here; http://realprivate.com.au/thank-you-for-listing/

      • How does the 7 day trial work? I don't see anything on the website.
