Contacting Neighbour (Vacant Lot) for Fence Cost Sharing

I haven't been able to contact my neighbour for a discussion to share fencing costs.

I tried to contact his builder whose number was on the board on the house he is building next door. But he never picked up my call nor did he respond to my text messages. Also since my build was getting hampered I had to go ahead with fencing my plot since it was important to secure the home appliances.

Any idea how to contact the neighbour by accessing some land registry records or something similar? So far online searches haven't resulted in any help.

    How does a fence stop someone from stealing your HWS?

      Nobody would risk committing the crime of trespass!

      Criminals can't move in 3 dimensions. Thats just common knowledge

      Normally someone familiar with the build that steals them anyway. Fence would just hide them. best to install appliances after someone moves in.

    • No point in stealing if you don't have a fence. Too risky to advertise it.

    Contact your local council to get their address and send them a snail mail or wait until they move in.

    I had a neighbour that paid their half no problem and the other neighbour never paid even though they said they were going to. Good luck.

      If the owners aren't investors and then renters move in, then you might be kinda screwed dealing with a Real Estate agent.

    Do a property title search to get their details.

    The fact you already put in a new fence probably works against you now

      Yep. Rule 1 - never pay for fencing first. You have no capacity for recourse.

    Contact the council. I had to pay a small fee (might've been like $10) to get the contact details for my neighbours. Wrote them a letter via express post and got in contact with them. I found of the neighbours details on Google with an email, so I sent them an email and got a reply!

    I did all the leg work for quotes (got 3 quotes) and once everyone was happy, each party was invoiced and paid = Fence Built.

    Was pretty easy overall.

  • You need to have issued a fencing notice to the neighbour prior to doing the work. I'm not sure the other party has an obligation to pay now, but you better check for sure ;)

  • you can only get their share to pay only if you got an agreement with them. if you proceed yourself and bill them without telling them its called an extortion!
