I haven't had the pen/brand in this deal, but I have had a xiaomi and it has never been that great, the ink does not flow out nicely and feels rough against the paper when writing. In addition to gaps in the writing…
I'm no pen/ink snob, but the xiaomi is noticeably inferior to even a basic BIC pen, imo.

I use both these and the Rotring 4 in 1 regularly; the 4 in 1 is the more versatile one (can bring 3 pen colours with you) but the design and feel of this 600 3 in 1 is nicer.
The 4 in 1 is often available on Amazon for $50 if you need as many colours as you can bring somewhere (site visits/inspections etc)
When using the mechanical pencil in this, what action do you do to extend and retract the pencil, and what do you do to extend the lead?
Does it use the pocket clip for any of these functions, like some other retractable pencils?
Also, there's no mention of a pencil eraser. Does it have one, and are replacements easily available and inexpensive?

TLDR
* Twisting the top collar cylces through pen(s) and pencil.
* In pencil mode press the top button to extend the lead. Same to allow retraction.
* Pocket clip acts solely as a pocket clip.
* No eraser - hence replacing eraser will be cheap.
Blue ink refill also included.
I can buy a Xiaomi pen at $5 with better quality.
