    Whats the deal here?

    • Free tax return if you let them manage your property at 5.5% (if this is a competitive price and the services are good this could be considered a deal).

      Investment property tax returns cost $

      Not sure if it will flow through as an added advantage depending on the business structure but I would assume the accountant will know the property inside and out if the same business is managing it.

    • Is this correct? So 5.5% is not a good deal then?

    • My current agent charges 5.5% with no complimentary tax returns. Sounds like a deal to me. Can always switch back after a year if it's no good.

  • The property management fee is usually between 6-7.5% per annum + GST. If they find you a tenant, they'll charge a tenant finding fee which could vary between 1-2.5 weeks worth of rental payment. These are just the standard fees, some dodgy agents charge extras such as account keeping fees, admin fees, inspection fees, etc.

    Tax return for property investors is slightly complicated as they have to work out the depreciation schedule. $ 300 for lodging the return is a fair price. It's quite a bonus if this service is free and it would have been a better deal, had they thrown in the tax depreciation schedules for free as well (this one worths $ 600-700).

    IMO, it's still a deal but I think it should belong to forum as it's similar like purchasing a brand new car from dealer - everyone pays different price for the same item, depending on your negotiation skill.

    • Property Management fees are highly dependent on the area where your property is based along with what it rents for.

      Depending on where you are in Australia it could be anywhere from 3%-9%+.

      Everything else you have said is spot on.
