Wow, cheaper than the Fly More Combo I bought last month.
But I prefer the standard batteries than the Plus batteries, to keep the weight of the drone under 250g.

I almost bought one until realising 2x overweighted batteries.
If you are flying inside Australia, then anything below 2kg does not require registration, so this kit is fine for now.
European countries have so many rules, and even a 249g still requires registration so I wouldn't worry much there.
US and surrounding, also Asia 249g is fine, I think?
The normal Fly More + RC controller was also available for $769.
I say "was" because there was only 1 available, and it's now mine…

Is the pro worth it for the obstacle detection?
You can't really buy Mini 3 Pro anymore as it is no longer made, so you are talking about Mini 4 Pro which is significantly more expensive. You are paying not just for the obstacle avoidance but also a few pro camera features too.
