Someone mentioned washers and thermal paste could be an easy fix.
Thanks. I've tried to fix the mem temp issue by adding some thermal pads on the heatsink. I followed this guy's guide: https://www.youtube.com/watch?v=0Rre77rE3Ag&t=828s. It works, the mem temp drops to around 90 degrees, but still higher than the reference card.
By doing so, I also broke the warranty sticker.
I think this is touted as one of the best 5700xt's on the market (If i recall gamers nexus and hardware unboxed reviews correctly)

Awesome. Incredible price, but I'm a bit worried on the issues around amd GPUs. Do you know if manufacturers warranty is honoured on this purchase?
There have been conflicting responses on this. Amazon support says yes but some t&cs on imports say no. Amazon support has been quite good for me and I would lean toward not worrying about it. If it’s defective on arrival you can always return it.

Thanks for the Heads up on the Pulse. I'm very interested in the Sapphire mainly because of the Trixx Boost I read about in a review and how it can help with 1440p 144hz gaming.
It's the XT worth it over the 5700? I found a guide on how to unlock the 5700 but there's a risk of bricking itI was looking at the 5700 and flashing it too but didn't feel it was worth the risk for the money saved. Only issue I can see with the Thicc III is the power consumption however you can bring that back a bit with the BIOS switch I guess.
They both dropped another $10 overnight, I caved and ordered the Thicc III Ultra @ $678 this morning

Is the Ultra the XFX's equivalent of the Nitro+ and Red Devil? Apologies as I'm not familiar with XFX's offeringsIf so, that's Nitro+'s speed @ Pulse's price!

@Navanod66: Yes the Ultra is roughly the same speed as the Nitro+ and it appears they fixed their cooling issues too so I was pretty happy with that one. The non Ultra is the same speed as the Pulse
I regret I bought an Asus tuf3 5700xt for $100 less. The hotspot and mem temp is above 100 degrees. The Fan is noisy. Spending $100 more to get a better cooling is worth it.
