Hi all DIY landlords,

What property management software do you use for your self managed investment property?

I am currently looking at Lodge: (https://www.lodge.com.au/) by BPay group and RentBook (https://www.rentbook.com.au/) I am pretty new to all this so was wondering if any of you had previous experience with these softwares? or any other tool that you would suggest…

I am looking for something that would allow me to send automated receipts, reminders if the rent is late, communicate with the tenants, do the grunt work for tax time and etc…

Hello Ozbargain,

I recently just built a granny flat at the back of my house (QLD, Logan). It's really more of a house than a 'granny flat'.

I'm going to rent it out to a friend of mine for around $280pw (it's a good deal for him!)

I thought I would offer him this cheap price because I can save money by doing the management myself. Do you have any experience or advice you could offer?

  Read everything available here
  
  Make sure you have a Lease. Make sure you get a bond and lodge it correctly. Make sure they can contact you at all times within 24 hours in case of an urgent fault.
  
  This will be a lot more important than any software. For that all you need is Google Sheets or MS Excel honestly.
