Best Commercial Loans (Non Residential Security)

Hi OzB

Getting information for the best loan / rates for a commercial loan with commercial security / property via the googles is very limited as most banks don't advertise their rates online.

I've previously gone through an Aussie broker however I'm still skeptical they've provided the best option.

Can anyone suggest a good commercial loan with low rate being weighted higher?

I'm asking in general, however more information specific to my needs
- Retail commercial property
- Long lease, serviceability is not an issue
- Loan size +250k
- Low LVR approx. 30%

    I'm a mortgage broker and 70% of my work is commercial lending.

    There are too many variables to give you exact rates, but I'm writing full commercial loans from 3.80%pa - 6.50%pa.

    Where is the property located?

        Assuming everything else stacks up rate should be in the 4s.
