  • what is your best interest only on variable rate on big 4 banks? i am after below 4% with around 500k loan in Sydney

      • in the last few weeks there have been restrictions placed on lenders in relation to the portion of interest only loans they have on their books. With these new restrictions you will not find major banks providing interest only rates below 4% they are sitting at closer to 4.5%, there are second tier lenders with interest only rates around 4.2%-4.3%

  • Why is the comparison rate so different to the headline rate? 0.79% on $500k is ~$4k, but the fees listed are less than $1k. Either I don't understand, or there are other fees not listed. What is the interest rate after the fixed period?

      Hi Orion,

      Comparison rates with fixed rates assume you will stay on the high revert rate for in the case of a 5 year fixed rate for 20 years without renegotiating changing lenders that is why they are slightly misleading. Thanks for your post as I have not added the revert rate after fixed. updating!

    • Comparo Rate is higher as the standard variable is higher for the remainder of the loan period.

  • HI is this doable on a display home investment property at 80% LVR?
    So no cash back if it is not a refinance and is a new purchase?

  • Display homes are assessed on a case by case basis, depends on the overall scenario would need to have a chat to assess whether the lender will be able to assist.

    SHL will provide $500 cashback for you, however as you mentioned the lender rebate is only for refinance!
