Real Estate Agent Not Answering to Request

(Apologies if not posting in the right forum)

We have been renting a unit for the past 5 years and since a few months ago the curtains in both bedrooms no longer seem to properly open or close (both are pretty old Venetian blinds and the cord lock is malfunctioning and pull cords are non functional)

I sent an email to agent almost 3 months ago but at the time since the cord lock was occasionally working with a bit of jiggling, I never followed up. Until recently which completely stopped working (and bits and pieces coming off the cord lock) which I had to write again following by a phone call but the RE secretary just said the agent is on another call and will respond to your email. This was 10 days ago and I’m completely frustrated by their lack of action.

Does anyone have any advice what should I do?

    Title your email "NOTICE OF BREACH" and it might get their attention. If still nothing, lodge a case with VCAT and they'll do something.

        Some agents really are dicks. But some tenants are also dicks.

        I'm not referring to OP, but there are tenants who'll call their agent for the slightest of issues because they think they are "paying their hard earned money" as rent and asserting every single "right" they think they have. And some just complain and complain.

        I rented for more than 10 years and sometimes things happened - some of those things, by law, fall under the landlord's responsibility but if it can be fixed easily, I just fixed it. I treated the agents with respect and made their lives easy whenever I could for things like inspections, etc. And surprise surprise, they treated me the same way..

        I'm not sticking up for REAs.. but there are some decent ones out there, so escalating an issue won't necessarily mean that they will try to "get you back".

      All well and good until the RE make your life living hell.

      There's no power to the tenants at all unless they're already wanting to move.

    Find the boss/manager/etc of the Real Estate agent, and send them an email with the timeline of the complaint.

    Call every morning at 9.00am precisely and follow up with an email.

    If that doesn't work, call at 9.00am and 3.00pm precisely and follow up with emails.

    If that doesn't work, call every hour, on the hour and follow up with emails.

    If that doesn't work … you get the idea.

      Your routine 6 month inspection should be coming up? Ask wtf haven't you replied to my request.

      If you want sooner reply, why not drop into the office?

      PS: Is your rent really good relative to the market? If so, maybe put up and shut up? Squeaky wheel pay low rent gets the boot, big increase…

    Whatever you do, do not fix or replace.

    Did this previously and far out, landlord tried to take bond over their crp old lace curtains and the fact I didnt get permission. Same issue, tried contacting, never responded.

    Just give wriiten notice and straight to tribunal. Advise safety issue. Damaged cords are a hanging risk for young children.

    • I have replaced curtains, then put the old broken/ugly ones back when I leave.
