Building House in Adelaide

Hi, seeking budget and reliable builder recommendations for Adelaide.
Planning to build around 250m to 260m2 in angle Vale.
I got quotes from few builders and all are above 400k except hickinbotham.
But not sure hickies deliver on time with decent quality build.
Any recommendations about builders would be appreciated. TIA

    Budget is up to you, what you want and your taste. But for a custom home, mid spec you're sitting at $2500-$3500/sqm.

    About to build another in Eastern suburbs and will get no change out of $500k. Prices are changing constantly (only timber hs come down any) and trades are stll difficult. That may change but Im not budgeting on it.

      And for those reasons builders are going broke one after another. If they give you a fixed price contract the price increases in materials and labour mean they go broke. If they pass them on to you, you do. And the result is half as many new homes get built as are needed for the growth in population, which is m,ostly the result of immigration.

      The problems in the building industry are like the problems in the hospital system in that our political system is not addressing the root cause of them. In the hospital system its that lots of beds are filled by people who don't need a hospital bed, they need a place in an aged care facility. But there aren't any. Instead the state government hires more ambulance staff to look after the patients ramped outside the ED. Because hospitals and ambulances are a state government responsibility whereas aged care facilities are a federal government responsibility. And in the building industry builders are going broke because the shortage of materials and tradespeople is pushing up the prices, but the feds keep bringing in hundreds of thousands of immigrants and the state governments are employing all the tradies on huge infrastructure projects to cope with the population increase.

    Hos long is a piece of string. Your opener gives us virtually nothing. How big a house, what level of quality? What location? Is the block flat or not?

    Go to a few display homes. Ask questions. Visit websites for some of the bigger builders. They should have some base price info on them and also give you an idea on what further quetions you should ask. Its not difficult.

    Then come back with a more detailed request for anything remotely like a meaningul answer.

      Hickies is the only one got reasonable quote with all the upgrades.

      I have heard so many horrible stories about all the builders about built time and quality.

      • But even that isnt enough info. In Adelaide metro? Out? Thatll impact costs and potentially limit some builders.

        Do you just want a kit/spec house (same as everyone else) or a custom build?

        If custom, how custom? For example, Im essentially project managing my build working with the builder. Everything Ive decided on. You may not care about that. You might just want to pick from 'ranges' or 'styles'.

        Time and quality are probably in correlation. I'm currently at 18 months and still going. About to start another build and have had to reset some expectations with the parents that it won't be finished in 12 months. Quality - I would say high, traditional, not luxury.

        • Not after custom build.
          I am happy with mid specs like 2.7m ceiling height, stone bench in kitchen and butlers pantry.
          The only concern every builder says they can deliver within 12 months but i doubt about it.
          And my land is in angle vale.

          • @Johncena1: 2.7m will cost extra (9' ceilings) as it may require a redesign/recalculation in an existing plan. Obviously extra materials etc.

            Angle Vale has a series of issues in terms of services - SA Water etc but Im sure you're aware if youve already purchased the land.

            12 months is a push atm tbh. I would think anything under 2 years a win.

            Cant really suggest any spec builders. Just go to displays and start by ruling out ones you dont like. Maybe try Rendition or similar to see what their prices and times look like?

  • I had a house built by Weeks group in Adelaide in 2011. I was overall happy with the process, but it was a long time ago so I don't know if they're good now.

    The Royal Adelaide Hospital cost $2.44b and is the most expensive building in Australia. So that's a top end of a building in Adelaide, I'd aim for somewhere below that. Although it has 40 operating theatres, so it depends how many of those you need.

    On the low end, this place builds microhomes from $19,990. They come with presumably zero operating theatres though. It's basically a caravan though, so you could go cheaper by just buying a caravan.

    So I'd budget between $20,000 and $2,440,000,000 (give or take).

    • Interesting. I had no idea an Adelaide builder was providing tiny homes here. I wonder how councils would react if someone tried to plonk a glorified prefab shed in the suburbs. Still, some of these houses are impressive. Double glazed windows in a $60k house? Nice.

      • It's an Australian company and you contract out the installation, they're not really an Adelaide builder. They're based on the east coast somewhere it seems (they have demos in NSW and Qld).

          Ah, so $60k for the house, and probably tens of thousands more to actually get it installed. You can't get an electrician out of bed for less than $500 these days.

      You haven't researched caravans if you think they are cheaper than those microhomes

        Personally I think caravans are stupid, but now I understand them even less.
