Lender Not Accepting a Certified Document

I am refinancing my property in my SMSF. I've had my trust deed certified ages ago when I setup my SMSF.

I've sent the new lender of the certified trust deed and they won't accept it. They want it certified "and noting the number of pages", which mine doesn't have.

I'm not 100% but I'm certain no one in the world is going to certify a certified copy.

I'm at a lost what to do.

My SMSF is held in one of budget companies and its quite slow to get responses.

    Your deed won't be a copy, it will be the original, or otherwise who holds it?
    You could ask someone to certify a copy of it with the page numbers listed.

    • The SMSF company is holding the original when I posted back the application pack. I've asked them but they keep sending the certified copy that they've done for me awhile back.

        Get the original. Have your accountant certify and email it.

    Actually each page should be initialed or signed 'Page x of y'.

    Otherwise you can amend/insert anything after the first page and claim it's certified.

    Lenders lend ONLY on real securities.
    Even if all Ozbargain members tell you otherwise.

      Are you talking about limited recourse borrowing arrangements in SMSFs specifically?

      • Most likely lenders will register an interest in a security issued in a seperate entity.
