I've used Carmel at Lock Conveyancing Group a bunch of times, knows her shit. Google reviews paint the picture, shes always the best part of buying property.

99% of the time, you won't need a lawyer for a settlement but for the other 1%, it's good to have a conveyancer who are backed by in-house lawyers.

It seems like you have been looking for a house for at least 6 months based on your posting history. Basically you are looking for someone who will review a contract for you say once or twice a month, advise you on the contract, you most likely won't purchase it, and then continue this for months or years until you eventually get something? And only charge the one low fixed fee for all of this?
Honestly tried about 5 times just got outbidded :/
You did it wrong then. Most contract is standard anyway so don't engage your conveyancer until your offer is accepted.

@RickyPoontang: no it doesn't, no one gonna waste their time reading 4 contracts for you knowing you might not even buy it or seller is not gonna sell it to you. You're being too picky with your purchase and no one has such time to entertain your bargaining taste for such trivial fee.
If you get rejected for that many times then you should now have a good idea about the market and price position around the area you want to buy. There's only two thing you can put in being subject to finance and building/pest inspection. The rest of it any standard off the mill conveyancer can tell you what's missing in that section 36, you can even google that bit before signing the contract.
For only $1-$2k you won't expect to get much legal advice out of them anyway, ever read the $700 pest and building inspection? That probably gonna be more helpful than what you're looking for.
@lgacb08: Thanks for your essay but so Ive been in touch with 3 people who have a free contract review policy and has said my situation is fine with them (all rated highly) and some from the recommendations here.
The ask was simple in the thread, if you have nothing positive to contribute why contribute at all (Im probably going to get negged for this reply but honestly…).
@RickyPoontang: I'm giving you advice on how you should properly approach the process, if your focus is only free review then you'll end up paying along the way if your situation is out of the ordinary. What you should ask is their pricing structure based on your situation so there is no surprise further way. Just like buying an insurance policy based on your price premium alone you'll be burned if you make a claim with AAMI or budget direct. There's plenty of conveyancer out there charging only $1k for a purchase, but most people I know don't throw out random sale contract to their conveyancer because there is nothing in it to review anyway, even if paying $250 to find out a house with title issue is a small price to pay. I bet you all those free review conveyancers won't pull out a title search before they got given a properly signed contract.

Went with Kate for our house settlement earlier last year and she was very professional and thorough all throughout the process- we had her review all up about 3 contracts before we succeeded in winning at auction. I got her name a few years ago(she frequents the Whirlpool Forums back then, not sure if as much nowadays) when I was looking at purchasing my first property but ended up going with a recommendation from family(who was a friend of a friend and giving mates rates- Terrible experience and if it was not for it being a simple transaction(essentially name transfer on the title) that I was not worried about meeting settlement or any deadlines, i'd be very on edge and clueless throughout the entire process on what to expect. She picked up things my partner or I would have never thought of and gave some good insight to the process- I believe she focuses a lot on guiding first/new home buyers through so takes the time to explain things and what to expect/get ready for.
As long as you don’t request a contract review before signing it, majority will charge you when you ask them to facilitate the settlement.
