Mould Inspection for Rental Property

Sadly my tenant as complaints in her small house there have been what looks like mould. They only moved in a week ago but am happy to do a mould check etc

However I can't seem to find the what the process is to look for an approved mould checker..or someone who has a licence?

Any licence like for plumbers they have one?
Any other advice on picking someone?

    I didn't do this myself admittedly, but I recently had an issue with a property and RE agent recommended I do a checkup.

    The company that was recommended was MouldMen. Coming out to do a quote was free, but ended up costing ~$1000 to remove existing mould and clean up air conditioning filters from 3 so just be aware if you do have mould issues it will cost you a bit. Otherwise was pretty happy with the service. No idea if I overpaid or whatever and didn't check up on how licenses work. But thought I'd throw it in there so you have some ideas of how much it costs and what a RE agent might recommend to a landlord.

      but longer you leave it the more it will cost too.. and it can really play with peoples health

        Oh of course - I resolved it as soon as it was raised, but just saying it's not cheap and for them to prepare themselves!

        I was hoping it'd be more like $300-$400 personally but sometimes costs are expensive and like you said, I don't want to screw over my tenants.

    Before spending money on someone to tell you there is mould, do some due diligence.

    Where is the mould?

    Is it in the bathroom ceiling and the previous tenant didn't turn on the fan or open the window? You'll be surprised how common this is.

    If so, get some mould killer and then paint with mould resistant paint. Replace the fan if fan isn't working.

    You don't need to spend money for someone to tell you that.

      If the tenant just moved in then it can't have been them, and therefore they cannot be held responsible. Even if it was the responsibility of the prior tenant, it's still up to the landlord to remove and make good.

      And no, mould killer and paint won't remove endemic mould from within plaster, and requires more professional intervention. If it was just surface mould then the tenant probably would have wiped it away by themselves.

        hence why I said 'previous tenant'

        without photos or inspection how would you know it's not surface mould?

        please.. some tenants would request an electrician attend to fix a light globe.

    We had someone come and do our house after some wild weather in Sydney last year, it was also a free quote and lots of information was shared with us including a mould management plan personalised for our home. Company name Macdaddy & Co. Cost us $600 for our 3 bedroom home. They also helped us to identify a roof leak and excessive moisture under the house which we later installed a fan. It was nice that the company was transparent and gave us a lot of perspective. Really happy with the service and result! No issues since.

    I had another company a year before who came and the service was poor, claim to be “experts” and the total cost was $1100 with mould returning in 3 months. Be aware of these companies.
