Neighbour Parking in Prohibited Spot

Long story short, several neighbours keep parking on the wash bay area. As the name suggest it is meant to be used for washing your car, you may stop there, but not park. To make matters worse, parking there blocks access to the electricity meters.
My unit has the spot right next to it assigned, what happens is that a scooter illegally parks every day there and often a car as well - and more often than not big cars i.e. Ford F100 - MB Vito) -.

Every other spot is single out with hard walls and locks, mine is open and shared, and people keep overextending on my assigned space.

What is the best course of action?

I'm thinking about leaving polite yet firm letters to trespassers for a week and then reaching out to the strata.
Towing the vehicle is not an option, since this happens in the garage.

Any comments or advice are highly welcome, this happens in Sydney.

    Raise it with your strata and leave it at that.
    No point getting personally involved for a strata issue.

  • Do you have a 24/7 security person on premises? Let them know if so. Strata if not.

    You can also get a traffic cone or safety bollard and place it in your spot to try and deter people.

  • Do you own your apartment? You could get your own cage installed. Secure parking would probably increase value if you ever sell.

    First thing you check is if the vehicle has got an alarm that can be triggered by shaking it.

    If it does keep setting the alarm off. No problems if you're caught. You're not damaging it. You are perfectly entitled to bring it to the attention of the vehicles owner that they're parked where they're not supposed to be. Every hour on the hour through the night.

    If it doesn't, use gojacks. They can be bought or rented. Use the gojacks to put the vehicle somewhere it can only be gotten out of with extreme difficulty, or with gojacks.

      The only correct answer in this thread…

      I have had to borrow our wheel jacks from work a few times to “rotate” or “move” offending vehicles to a new location.

      And if someone catches us, we just say “it’s not their bay to park in” or “it was blocking access to this bay”.

      You are not vandalising the car or doing any damage, you’re just moving it.

    Sounds like the major issue for you is easily driving into and out of your spot ? The people parking in the Wash Bay are hindering your entry and exit I assume ? If so then none of the above suggestions will work really. You probably need somehow ensure your space is not encroached. Perhaps a bollard at each corner of your bay might give them the hint. Like those plastic poles with the heavy base. Its probably ignorance on their part, they don't think about parking over a line or whatever. We see it all the time in car parks at the shop where someone thinks they are extra special and need 1.25 spaces for their Hyundai Getz. It'd be too hard for them to get off their backside, exit the vehicle and then move your bollard so as to encroach your space so they'll either park properly or not at all.

    Lastly - a $20 core flute sign stuck up on the wash bay reminding people its a wash bay and not a car park might also do the trick as people will think "oh! this is a new sign….they must be onto me" and they will likely park elsewhere.

      Oh and other residents have eyes, mouths and ears, so unless the OP wants to "Ninja" the sign up, attribution will be almost instant. This is the human way.

        So have a mate rock up in hi-viz looking official and bang up the sign then. Its amazing how official Hi-Viz can look. Got into a couple of music festivals back in the day with Hi-Viz LOL!

    Just wash something really muddy in the wash bay. They'll hate the mud splattering on their car and won't park there again.

    Put JIF all over the car to aid their wash session and make sure to smere it all over the windscreen. Once JIF dries out, it is a PITA to wash off. They will never park there again.

    Push the Scooter onto the road and report a dumped vehicle.

  • Not quite sure what you mean, but if the wash bay is next to your spot and others keep parking over the line maybe getting some form of kerb installed between the two will make it harder for others to ‘accidentally’ park over your spot.

    If they are deliberately parking in your spot you need to request some form of lockable bollard to prevent other accessing your spot while you aren’t there- but this will mean you’ll need to lock/unlock the bollard every time you want to leave or get home. That’s not fun if it’s raining and out in the open so you’ll likely not do it after a while.

    Just report the 'crime' to the person paid or anointed to sort such menial first world non-problems.

    But wait,my bad, you asked for the BEST course of action which is, and always will be, moving to a new location where you may be higher up the pecking order of life.
