Wyndham Vale or Rockbank (First Home Buyer, Which One to Prefer)

Hi,

I am a first home buyer with a maximum budget of 650K and asking for suggestions:
Is Wyndham Vale a better suburb to live or Rockbank, in terms of
-Equity growth
-Safety
- Transport

Please advise, it will be of great help.

    I'd prefer Rockbank as its closer to Melton, which has great infrastructure and a hospital on the way.

      Fun fact: Melton is now part of metropolitan Melbourne making Melbourne more populated than Sydney.

    • Public transport from Rockbank is faster too, V/Line is under 40 mins. Surprised to learn this.

      • I really wish I thought about this more, I'm not too far from the city but I live on the Mernda line, takes forever to get in due to the number of stops and a high chance of waiting before it merges with the Hurstbridge line.

        Granted, still better than the time the trains were down and I took the 86 tram instead. That tram, while packed with people and in peak hour, is the slowest thing on the planet.

        • Agreed about trams. Melbourne’s trams are only good to look at. Having to share the road with cars is a poor compromise to keep the network going.

        From Wyndham Vale station, the V/Line is under 40mins as well

        • When I posted, I didn’t see that in google maps but I do now. Should have searched for weekday trip times.

  • Do some research on the gangs, bashings, vigilantes, facebook neighbourhood watch groups etc. out that way first. I am not sure about Rockbank but Wyndham Vale makes the news headlines regularly. It is something to do with large groups of people who have moved into that area and terrorise a lot of innocent folks. I occasionally see some of the 20-something year old dealers filling up their luxury cars at petrol stations in my area. I believe a lot of the armed robbers who were hitting jewellery stores across the city and terrorising public events were either from around there, Caroline Springs/ Taylors Lakes and Dandenong. I have been at stores in adjacent suburbs where I have witnessed coordinated acts of intimidation and theft. You might be fine though if these people move out, leave you alone or the cops clean it up. I don't want to sensationalise the problem but just make it clear that it might be worth checking out the criminal side of things before diving in head first. If this matters to you and you can afford it, I'd generally be looking at properties south of the Princes Freeway.

    Equity: both Rockbank and Wyndham areas have a lot of land supply around so imo capital growth will be limited and will be dependent on how much you're paying to buy. In the long term would probably be fine but a shorter time could be not as much.

    Safety: Wyndham Vale does have some issues with crime. Out of the two Rockbank does seem to be a better option. For the year 2022, Crime in melton council area is down 3.9% from the previous year, and in the Wydham area, it is up 9.9% from last year.There is a big difference in number of reported crimes in both areas. you can check the stats yourself here https://www.crimestatistics.vic.gov.au/crime-statistics/late…

    Transport: I live near Wyndham vale and for transport it is okay. It has its own vline station and quite a lot of onsite parking. The commute to the city is around 40mins~ which i think is similar to Rockbank(going by the comment above).

    Generally, rockbank is one point less disadvantaged than Wyndham vale. Rockbank is ranked 4 while Wyndhamvale is ranked 3(a higher rank means more advantaged). But Rockbank is surrounded by suburbs with people who have higher incomes. have a look at the screenshot. Wyndhamvale is outlined with the blue pen and Rockbank is small pinkish box selected.

    A couple of years ago some friends lived in Rockbank. They said that there were several house invasions.

    Join the FB groups of both suburbs so you see the crime firsthand.

    Depending on your priority but if you rely on car during peak hours, the traffic to Wyndham probably reached its peak, for rockbank it will only increase and with the current state of Western freeway you'll have issues almost every day until they finish upgrading it to more than 2 lanes going out.

    Hi All,

    I am a First Home Buyer with a Budget of 650K. I live in Sydney and planning to move to Melbourne.
    I am confused where to buy my first house whether it is Wyndham Vale or Rockbank or Diggers Rest.
    I will have to go to Docklands or CBD for work.
    Please advise in terms of Equity growth, Renting, Safety and Transport.

    Your Inputs will be very appreciated.

    Please help me build my First home with the right choice?

      All pretty terrible places to be honest. Increase your budget a bit more and try find anything better. The suburbs you’ve mentioned are slowly becoming modern day cookie cutter ghettos. People won’t like reading this but it’s factual, no services, terrible traffic, a single park in the middle of an estate with 1 road in and out, half the houses rented out and a quarter assigned to Dept of housing. You get what you pay for when you buy in these areas.

      Edit: and before someone gets in and says I have no idea what I’m talking about etc etc, I’ve lived in Wyndham Vale and Point cook when I worked in the west for 6 months, was the absolute worst 6 months of my life. 40 mins to drive 3 KM to get to a Freeway in peak, one coles for 10,000 people, crime everywhere. Will never go back

    • i wouldn't bother buying in Wyndam vale alot of crime in that area. Rockbank has a vline train station nearby and well as diggers rest with the sunbury line.

      • To be fair Diggers Rest is a new addition which is a little better than the other 2 if he doesn't mind paying $12 for a return trip to Docklands in the car. Diggers Rest has 2 decent stations either side with plenty of facilities and the train line is already electrified, there're more frequent service in both on and off peak. Out of the major outpost towns in the west Sunbury seems to be the better pick of all, probably because bored teenagers have the choice to go to the proper tracks to do the do nuts lol.
