Property Owners: Do You Get Annual Termite Inspections?

When we purchased our property we had a termite inspection and preventative treatment (perimeter) done which is supposed to be effective for 8 years. The following year we had the same company come out to inspect again in order to renew the warranty.

Life got in the way and we ended up forgetting to book in for the 3rd year and somehow that then turned into missing out the 4th year, but are just considering doing an inspection now.

I realise there are some other topics regarding termites on here but was interested to get an idea of how many people trust that the barrier is effective for the number of years it’s advertised to be effective for and how many people have the annual inspection.

How does the warranty on termite protection usually work? Say I did stick to their schedule and there was termite activity that resulted in damage to my house, would the warranty also offer any insurance for this, or is the warranty only to re do the barrier or something? If I got an inspection now from the same company and it they don’t see any activity, would they offer any kind of warranty?

  • Generally it is a condition of your home loan and builders warranty (if house isn't that old). Most policies state if you miss an inspection you can get another one done and pay a large premium to reactivate the warranty/guarantee. Call the company and ask them.

    You need to find out if you are in a termite area. Might be cheaper to inspect it yourself annually or get to know the neighbors to see if they've had termite issues or know of anyone that has. Nice to know your neighbors and have a heads up to what is going on around the place.

    I suspect the warranty isn't really worth anything other than piece of mind and getting your repeat business. If you haven't asked them for full T&Cs of the warranty. You'll be surprised I would think.

    Then again, I don't think my properties are in termite prone areas or have large trees nearby.

    I had to have a termite barriers installed and a spray when I built my new house. The exteral spray is nothing more than a quick spray. I'm sure you could DIY.

  • pretty sure the Flick 'warranty' is just a trap, so I've stopped doing the inspections

  • I use fortune 500 and spray once a year and do my own checks pretty easy to see a trail if it's them
