  • No offset unless you go with the Home Advantage package and $350 pa. Heritage said possibility of valuation fee depending on property when I enquired last week. Loan settlement has to be by 30 June.

    • Heritage will pay the first $330 of the valuation, which will cover all costs in 95% of cases đź‘Ť

    Just go to Athena if lending is available for your address. 1.89% comparison variable, no ongoing fees.

    Disregard the cashback, gets eaten up by the higher interest rate anyway. Use the Athena referral randomizer to get $250 bonus after settlement.

      Good point!
      We do find Heritage's lending calculator very generous (often needed for bigger loans) and with the option to fix the rate, with a big cashback, very appealing to a good portion of clients.

      • Is Heritage Bank more generous than non-bank lenders such as Firstmac or Pepper?

        • Most scenarios, no. However they don't look at DTI, so about as generous as it gets for ADIs.

    • Athena have no charge for offset accounts? And can you have 2 or more ?

      • Athena and Heritage are completely different propositions that will both appeal to different borrowers.

        Not everyone qualifies for Athena, just one example is this offer gives $4k for LMI purchases and refinances, Athena don't do loans above >80%.

        Another, Athena's 2 year fixed is 4.39% vs Heritage's 2.99% and Heritage give the $4k here too.

          What if you have multiple properties, 2x $120k, 1 x $300k can you still get cashback since the net worth is over $500?

          Guessing will have to pay for 2 of the valuations as well? Which someone pulls up, takes a photo and keeps on driving …$350 each.
