Tenant Dented The Garage Door. How to Recover The Repair Charges?

The tenant has dented the garage door of the property. They have vacated and am trying to recover the repair charges. The property agency got the quote for the repair and it is a couple of thousands to repair. Since the cost is high, the agency is suggesting me to claim through my building insurance and get the excess from the tenant.

I am not sure if this is the way it is supposed to work. Thought would seek some suggestions and guidance.

      My thoughts exactly lol.

      Why can’t the tenant pay for the damage through their own insurance? Presumably they hit it with their car so they can claim on their car insurance. I’ve never heard of someone else paying the excess on someone else’s insurance for damage they caused.

      If they had a legit lease and the bond hasn’t been returned then you get to keep some of it for repairs.

        That's because this way allows the property "manager" to get away with doing the absolute minimum amount.

        OP - can you confirm if that bond has been returned yet?

          Yep - get rid of this property manager asap.

        • Property managers are horrible. Harcourt one in SE Suburb. I have been having a tough time with them since the beginning. You are right, it is the time to fire them.

          Bond hasn't been returned yet. The tenants have done other damages. The repair cost is going to be more than the bond amount.

    If it is noted in final inspection report, you could take it out of the bond.

    If the bond is returned, good luck. Building insurance it is

    You've got landlord's insurance, right? Speak to them and take advice on how to proceed.

    But in the mean time absolutely withhold all bond refunds.

    Demand the property manager does not release the bond and make sure you have photos of the damage. This is what you are paying them for … to protect your asset.

    Get some more quotes … a couple of thousand for to repair a roller or panel lift garage door sounds odd.
    Is it a special or unique type door?
