M2_2 and SATA3_5_6 share lanes. If either one of them is in use, the other one will be disabled.
So if you have 2 m.2 to use, you will then only have 3 sata ports left for hdd, ssd

Only if you use m.2/SATA3 SSD. Question is, how likely is that going to be?
With m.2/NVMe SSD not so expensive and you get more bandwidth with NVMe, most people won't go for m.2/SATA.
The point is even if you put an nvme drive in the m2_2 you lose two SATA ports.
Again not a huge concern and it's like that on most boards but worth mentioning.
Certainly worth pointing out as it's not always obvious using one listed feature disables another, and it varies between boards. The B550M Mortar, for example, will let you use both M.2s and all six SATA ports, but at the cost of its PCI-E x4 slot. Wasn't a thing in the old days and I had to tread carefully when considering B550 options to make sure these sorts of 'preclusions' wouldn't impact me too significantly.

They are also offering an extra 10% off when you buy it with a CPU so I got this motherboard for around $125 since I bought a 3600 with it. Worth mentioning if you need a CPU as well.

Okay for 3600x, but not beyond a stock 3900x
