Moss on External Wall of Home

Hi guys,

wanted to throw the question out and get some opinions on this.

We’ve got a specific part of the exterior of our home thats growing moss along side the edge that the wall meets with the concrete (outside laundry and bathroom).

There appears to be a leak coming out of the house or ground in a corner where the moss growth is most concentrated.

Question - does it look like there is some sort of leak from within or under the house that is seeping out and causing the moss growth?

Who should ww engage to diagnose and potentially fix? (home built 4 years ago)

  • Wow, I don't think that's good. Are the lower few rows of bricks also damp (as they look like it) - if so, this is definitely Not Good. Is there any dampness inside the house adjacent to this area - check floorboards/carpet, skirting boards, plaster etc. Is there a sink or shower internally near this area too?

    • no dampness from the inside that is visible.

      The wall is the external wall to both the laundry (sink) and main bathroom (toilet and sink).

  • could be a leak,
    could be the water table rising,
    could be a leak in the wall
    could be a water main leaking
    could be poor sunlight

    coz its a new building you could have a warranty on it.

    • It's a north/west facing wall I'm guessing. Don't think it has shade issues.

    • will probs give our builder a buzz

  • That's a lot of damp but it is hard to tell if it puddles up there.

    If it does puddle up there, you may want to sandbag that corner. If the damp is not from a puddle, you have some arguing to do.

    Maybe your builder will tell you the moss garden is a feature. If so, enjoy.

    • don’t think it’s a puddling issue but will keep an eye on it.

  • Yeah, that's definitely not normal. Start with your builder and go from there. Whatever is the cause, you'll need to get that fixed.

  • You got a leak. Have you crawled under the house to look? Try putting your ear to the wall or floor, you might hear dripping.

    • no crawl space. just the concrete slab - will have a listen to see if there any any audible leaks. thanks

    I think your gutters are blocked. Trim looks swollen at eaves. I think it’s coming down the wall cavity and out the damp proof course. Go outside and have a look when it’s raining heavy.

    leave the mains on… with the mains off, there would be no pressure to your house, therefore no throughput past the counter and no pressure to push out through a leak..
    so when you go to bed, dont use any more water, check the water meter and in the morning check it again - if the number has increased, there is a leak.
    Also get your pipes pressure tested. If they dont hold pressure, then there is a leak.
    Check the gutters, make sure they are clear of all debris, including any crappy sludge buildup.
    Run a hose into the gutter and check the flow along the gutter and into the down-pipe, does the down-pipe fill up rather than evacuate the water..

    It can be common with new builds that pipes get blocked, either partial or completely with rubble and debris.
