Building Permit Question

I got a question about my house permit, reason I asking here is because council are slack and just won’t reply or anything atm

My original plan had a 1400 gap on side of house with a gate obviously, so I decided to change it to 1200 so I could create a 200mm gap on the other side of house next to garage and the fence line, on my permit I wrote down 1200 and it’s all passed and I have my permit. But I forgot to write on the garage side 200mm gap between fence and garage wall, but if they add the measurements up of the house with the 1200 gap written on plan they will see there’s 200mm left over for a gap

So my question is do I need to edit my plan again and write 200mm gap for the council to get my permit or will they be smart enough to understand there’s a gap anyway even though it doesn’t show one. It currently shows it on the fence line

  • What could possibly go wrong in spending several hundred thousand dollars on your build and just forging ahead as is?

    Surely no bone-headed council bureaucrat with nothing better to do could cause you hassle, grief and expense down the track because it's obvious, even if not correct?

  • Council doesn't issue building permits in Vic. From what you described, council (planning permit) should be ok - it will be picked up when you apply for your building permit.

  • Eventually they will be smart enough, just not during your lifetime. Choice is yours…

  • Already got my building permit but it only shows the 1200 gap but not the 200mm gap on the other side but if they are smart enough and add all measurements up they will see there’s a gap of 200

    Council are redicilous.

    • Should be ok, but if you want peace of mind, speak to your building surveyor. If you have an endorsed planning permit, council has nothing more to do with it

    Rip my slab up? Lol

    Reason I don’t want to get them to change is coz they take weeks to even get back to me and I need to start my build

    • A proper building surveyor will inspect in stages. If it happens early, pretty easy to fix. Obviously becomes harder as it progresses.

    So now you've got a 200mm gap that needs a fence you will have to pay 50% for. Probably not what kost would have done.

    • Yeh The fence is already up , I have a neibour been there for a couple years now

      • That 200mm gap between the wall of your build and the neighbours' already-erected fence doesn't seem to leave enough room for the builders to get in and do their job. Have you discussed with your neighbour the possibility that their fence may need to be removed, and replaced on completion of construction? Even if you revert to the original plan of building to the fence line you're going to have to do something about that fence during the build.

        • Had agreement with neibour that fence wouldn’t come down so I’m hoping I don’t need to break that haha
          The brickies can erect the wall from my side anyway and it’s getting rendered then painted so bricks don’t gotta be perfect then when I render I can render from neibours side to just what the eye can see

          • @Regaine123: Will you be happy with a bodgie job like that, even if you can't see it? It would eat away at me, just knowing it wasn't properly done.

  • Get a written response from the BS. If it has gone through planning approvals the permit will indicate that Council need to know of any changes. Since you are going inboard on other side it shouldnt be an issue. More of a concern if it wasn't approved is the wall moving closer to boundary. Hooe that makes sense. I'm sure it will be fine from what you have indicated. As the BS signs off building permit he will direct you.

    The council have really peed me off
    On one page of my permit shows the 1200 gap then on another page shows the 1400 old gap
    Ahwell I’m going ahead and doing the 1200 gap which will give me atleast a 200mm gap on the other side , so it’s there stuff up if they try to complain about it and fine me or whatever they do
