Building My House 200mm - Got Some Questions

I’m going to build my garage wall 200mm off the boundary fence , I’m had an agreement with the neibour that the fence won’t come down for the build - my brickie said they can erect the double brick wall without fence coming down and can do it from my side
Bricks will be rendered so he did say a while ago they can go on his side and render and paint it up with the bricks that are visual to the eye

How does it work for the gutter and fascia? Can they easily install it without fence coming down also?

What are other thoughts?

  • My garage was built like that, the difference being that my neighbours garage was there, not a fence, so didn't have a choice. The gutter etc is all fine, but the brickwork looks bad as they had to do it from the back.
    It won't look good if they do it from your side. If you want it to look nice I would advise remove the fence and and do it from the neighbour's side

  • Wall and gutter can be installed without going into the neighbour's property, provided you plan for it. It won't look as good on the neighbour's side but that's the issue they accept.

    I had a house build where the neighbour took me to the Building Appeals Board (Victoria) because the finished brick wall exposed to his side was not clean. At the hearing, I presented our multiple emails with attempts and offers to clean the brick, with all his responses saying that we did not have his permission to enter his property.

    Plan ahead though if you don't have a builder or some kind of project manager involved. Eg. you don't want to be in a position where everything is built and then you're adding the gutters last which may require entering the property.

    If you do have a builder, then let them deal with the neighbour access and if not allowed, then they'll have work arounds to build. This is their profession and your situation wouldn't be the first they've encountered of this type.

    The brickies defently said they can do from my side and I ain’t to worried how it will look becuase I’m going to render it anyway then paint over the render but I’ll just do what’s visual to the eye so the fence doesn’t come down

      If the neighbour has supported that outcome, what is the issue?

    • How are they going to render below the fenceline, and how are you going to paint it if they can?

      • They won’t , just render what can see I guess

    My current build is 5mm from the boundary lines. Both sides. You don't need any permissions from the neighbours.

  • I was only wandering incase there was a tradie that possibly needed the fence down and then I would have to ready for a fight to tell the neibour agreement is broken and fence needs to come down lol
    But all sounds okay fence doesn’t need to come down

  • Why don't you build the garage to the boundary?
    The fence on the garage side will have to come down but then (depending on type of fence) it will save you to re-erect when the fence starts to rot.
    Ask your neighbour their thoughts.
    There are gutters that factor encroaching neighbour's property and is flush with the garage; boundary side.
    That way, you can claw more of your block and the garage will be 200mm wider.

  • Have you got a permit from council? Every council I know would not allow you to build a garage 200mm off boundary with guttering on boundary. You would normally require a box gutter which basically means the outer brick skin will run higher and conceal the gutter on the inside.

  • Yes I have the permit
    Doesn’t say box gutter
    Just shows a non combustible shape gutter that is ontop of the bricks
