How long did it take you to notice the one thing that is majorly wrong with this property?

    Maybe the people living there don't mind sharing the large ensuite. After all, it does have 2 basins, separate shower and bath.

    Doesn’t seem to be a way into bathroom without going through master bedroom - would make lovemaking exciting for fear of getting caught

    • There's a lock on the master bedroom door. No shower for anyone until the master/mistress of the house wakes up…

      • maybe it has a very large laundry sink.
        so you can do bath in there.

    • put one pail each in Bedroom 2 & 3
      install pool noodle on top for extra luxury

      or just the $1 buckets from SCA/Bunnings and call it the hover challenge

    • Nope. That's a dressing table where you sit down to do your makeup.

    • It's a house which exists and … which has been renovated. This is the post-reno version. They've closed outside access to the bathroom to be able to fit the double shower with double shower heads.

        Or is there a shower over the toilet in the WC between BRMs 1 & 2? I saw this set up on a show once 😕

        • They are only calling the 2 other rooms "bedrooms" now that are looking to sell the property. Previously one was a meditation room and the other was the "art room". The art room does have northerly aspect and looked very bright.

          • @[Deactivated]: Of course! Study will also need to be repurposed as a bathroom by the new owners … if it sells as is!

            • @[Deactivated]: I was actually thinking of adding a door to the bathroom, where the toilet is and moving the toilet across to where the dressing table is. Effectively turning the only bathroom into a faux-ensuite.That was until they said they wanted at least $1mil for it.

              • @[Deactivated]: Definitely an option however it still leaves only 1 bathroom for a property that is touted as having 3 BRMs.

                Floorplan is quite impractical overall - residents of BRMs 2 & 3 have to traipse through the living areas in order to have a bath/shower… even more awkward if you happen to have guests over at the time.

                    @[Deactivated]: What a difference! Inclusion of hallway WIL is totally transformative 😉 I've added ths to our wish-list.

                    Better layout, for sure. Clever redesign of the dressing table to a double vanity.

                    Why is the ensuite WC behind it's own door? Can a door be placed at the ensuite entrance instead? Like, a cliché barn door as per all the American reno shows.

                    • @[Deactivated]: WIL, WIR, WIP….this house has it all, despite being only 200m2. I'm not sure if it is the best use of space though.

                      The 2 minor bedrooms are on the smaller side at 3.4m x 2.8m to accommodate that 2nd bathroom but they will still fit a double bed and bedside tables.

                      Because some of us like some privacy while on the toot? 😂

                      Not sure it will work. What we could do is close direct access to the ensuite and have to access it through the WIR. Can easily add a door to the WIR.

                        Most definitely hence my query about a door to the ensuite entrance. Windowless WC only rooms are usually quite small & claustrophobic. Also, un-hygenic with no wash basin.

                        Sneaky as the floor plan gives the impression that these bedrooms are quite spacious and no dimensions specified.

                              The kitchen will look nice. Sort of like this and this . The island in our design is facing the oven though, so it is a bit more practical.

                                lol - no study door is a parental control!

                                Those two kitchens look great however on a practical/functional level, not a fan of cabinets above the sink or a sink situated in/around a corner.

                                  Nope. Currently looks like this with a tiled splashback behind the oven instead of that window. Dining room does have sliding doors.

                                  The window is in the study. So if we open it up we get a window in the kitchen.

                                  If we add another sink in the island like in the photos, it would turn the WIP into a butler's pantry.

                                  It would also be very easy to create a guest suite like so. I've double-checked, that bedroom is actually 3.4m x 3.2m , so slightly bigger than I originally thought. The window is north-facing and has a nice view on the garden.

                                    Previous main bathroom with separate WC configuration likely more practical - allows for WC access whilst bathroom is ocupado

    Hate to think of the cost of converting the study to a bathroom. And likely it could only be a shower and sink. Horrible planning

    • There's a sliding door where the dining table is and a triple stacker door at the back of the house (where the couch is).

          Yep. The property itself wasn't that bad . It even had a little bbq/sitting area set up outside that could be accessed via the sliding door in the dining room.

          The problem is that the property has been renovated with no thought to what prospective buyers need or want. Not everyone can drop $1mil on a 1-bedroom property with a dedicated meditation and an art room.

    Also that master bedroom is smallish. The study has impractical dimensions and no door for privacy. I'd swap the linen and laundry around with the study so that the poor bastard in bedroom 2 can get some sleep if the washing machine was going. Also compress the kitchen/dining/living space a metre up, so that you could do laundry/linen/shower in that space. But I'm no architect.

      It’s a stupid obsession at the moment to have a parents ‘retreat’. Waste of space for the rest of the house when the en-suite is most likely used for a quick shower and one person to get ready most of the time. This one has taken it way too far by deleting a main bathroom.

  • Just shower at the gym.

  • If it was China, the toilet would be a floor squatter, and would double as the drain for the shower hear placed above/near it.

    Note: Don't lose your footing and step inside the squatter, if you break the ceramics they can be expensive to replace.
