Change in Advertised Price for "Next Season"

I recently booked a holiday apartment for next March using the Stayz website, and paid a deposit. I then received an email from the apartment owner basically saying that because I had booked for next year already they hadn't updated the price for that period. They now want about $200 more for the booking. They have offered me a $100 off as a good will gesture and it's still at a competitive price anyway compared to other in the area.
My question is, can they increase the fee this way, or should it be at the initial advertised price?

On one hand, the price you paid a deposit on should be the price you pay.

On the other hand, you are ultimately dealing with a random apartment owner. You can push the point and hopefully get the apartment at the price you want, but risk having them just cancel the booking … or pony up the $100, get the booking confirmed and move on.

It sucks, but this is the problem with these "pass through" sites. You end up at the mercy of effectively one individual and whether or not they want to be reasonable/can get their act together..

    What does Stayz policy say?

They have offered me a $100 off as a good will gesture and it's still at a competitive price anyway compared to other in the area.

Then you should accept it and move on. Otherwise its a cancel the booking and book somewhere else at a higher price, which hurts you more.

    using the Stayz website

I had something similar to you, the host gave my a price, I said yes, but didn't put a booking in the system. Saying they'll contact me closer to the date to confirm all the details. Silly me, first time using this POS website I didn't know thats what they did, anyhow closer to the date they came back and increased the price up, as they got a 'better offer' by someone else, and if I match it, I can have my booking from 6 months earlier.

I looked around and other places had been cheaper, so I dumped that owner and put in a complaint to Stayz. They basically said too bad, the owner can do what they want.

So never again would I touch Stayz.

    • Wasn't your problem stemmed from not putting a booking in the system, rather than the system itself? Obviously Stayz couldn't do anything when you didn't book through them. Would the result have been different if you had?

P.S. Haven't used Stayz myself but I believe it works similarly to Airbnb

      • Both….. The booking wasn't put in the system, so that left the place 'open' for them to get other booking requests, they then played everyone off I guess (it was peak period).

All this was done via the Stayz messaging system, so Stayz could see everything that the owner was doing, but did nothing about it.

Even if you have booked, they can still raise the prices and if you don't accept, they cancel your booking on you. Too bad.

You would be wrong…. Its a airbnb knock off for sure, but airbnb looks after the renter, stayz looks after the owner, screw the renter.

  • If its possible, I would try and stay, and then when it came time to pay I'd just pay the original price.

  • In theory, if you paid a deposit then the deal is done, the contract made. The owner cant then increase the price. However as everyone is telling you, noone will hold the owner to account over it.
The reality is if you dont play along, the owner can probably just cancel your reservation anyway.
Its wrong but nothing can be done to make it right.
Avoid Stayz and tell everyone you know to do the same.

Sounds like the owner is trying to make a quick buck. Airbnb has a policy that the booking price is the agreed price so I'd be suprised if Stayz didn't have the same.

Honestly, if it were me I would call check the policy and call his bluff. If he cancels, then so be it, I think I would do it out of principle.

  • Thanks for the replies. I did check on the Stayz policy and it states:

    (1) The Owner commits to provide only accurate and up to date information in each Listing (including the description, availability, rates and cancellation policy), and shall not impose different conditions on the Traveller than those set out in the Listing.

They owner has said they are renovating the property this year as part of the reason for an increase, and I would obviously get the benefit of that. I think I'll communicate with them and see what happens.

    Thanks again.
