Anybody Here Owns a Commercial Cleaning Business? Please Share Your Thoughts. Thanks Many

Hi Everyone,

My brother has lost his job sometimes ago and he is struggling to find any work, after looking for work with no luck he is looking to do some business himself and one of the friend suggested he start small, $30k to $50k invest to get a commercial cleaning business with 2 year income guarantee.

Please share your thoughts if you had one or currently owns one.

Is the 2 year income guarantee real? What happens after the 2 year period?

Whats the most difficult challenge when starting a commercial cleaning business apart from the initial capital of $50k?

Thanks many

  • I'd imagine finding contracts. Why should an office go with your brother? Is it worth the hassle, etc

Anybody Here Owes a Commercial Cleaning Business?

    No i paid my debt

  • +2

    Who is guaranteeing the income?

    • The Franchisee

      • +1

it just means if you don't find the clients the franchisee will give you the base money for the first two years. But after that, hope for the best.

Why would they give you money for 2 years, probably coz the cost for set up is heaps less than the 2 year promise.

        • +1

you should ask, what amount is gaunranteed? And what fees are involved in set up and yearly franchise and marketing fees (plus any ability of the group to increase fees are will)

The last point, I guarantee they have all power, lol

  • $30k to $50k invest to get a commercial cleaning business with 2 year income guarantee.

What is the size of the income in that guarantee? More than 50k p.a I'd hope.

Whats the most difficult challenge when starting a commercial cleaning business apart from the initial capital of $50k?

I'd say only two things, learning to clean to a commercial standard in the most efficient way possible. But most certainly find clients is the hardest thing.

    • By memory the income guarantee was for the minimum wage for 2 years. So if my brother cant make up the money they will pay for the differences per week.

  • That's alot of money to spend on a business that was suggested by a friend. Does your brother enjoy cleaning enough to have it as a job? No person enjoys it, you must a little to start your own business.

Their is no guaranteed income. I don't know where you're getting this from. Once his business is up and running he can start advertising.

    • At the moment he is not picking on what job he can get, he even applied for supermarket jobs but nothing after more than 40 applications.

He thinks maybe because the down turn here in Perth.

      • He can't get a job because of a business downturn? And the answer is to set up a new business servicing other businesses that are experiencing a downturn?

      • He probably needs help with his resume. You should focus on using your time on helping him with that instead of the forums posts.

    Franchise?

  • If you're asking those types of questions on a bargain forum, buying into a franchise is not for you.

I would avoid any company that is asking for a $50k investment for a guaranteed income. The only thing that is guaranteed is that you are $50k less richer.

Might be worthwhile buying some cleaning products and starting one up from scratch.

    • You mean something like this? Do a course first?

      https://thecleanex.com.au/certificate-in-cleaning-hygiene-ma…

      • +1

Ask yourself, as a consumer, do I care what certificate the cleaner carries?

        • !

@tshow - I refuse to let anyone scrub my loo unless they have the appropriate qualifications. I did once, and the sh*t hit the fan..

        • Situation may be different for corporate services.

Seriously, if your brother cant find work, what is going to debt straight off the bat going to achieve?.

    • His friend was saying the one of his workmate had a commercial cleaning business while working full time, good money and easy, only thing was the $50k upfront investment.

I have doubts about this to be honest.

      • +1

Mate , there is no easy money in this world…

        • Not if you have to work for it but there exist those who don't.

      • My thoughts are that your brother should get a job working as a cleaner for an established company. If he has a car and is willing to work nights, I think temp agencies have lots of vacancies and it pays well.

Or why doesn't he work with his workmate that has a commercial cleaning business already? If business is so good, I'm sure they can use additional help. If not, then business probably isn't as good as they make out…

I know someone who did this some years ago. He went bust so hard, he had to move back overseas. Cleaning franchises are a trap.

    • What happened? Cant find work?

      • They didn’t fulfill the guaranteed income and he went bankrupt. Not enough work given through the agency. He should work as a cleaner for someone before he buys into the whole cleaning thing, to learn the trade trends.

Tell your brother to start his own bargain website. It's a lucrative business, don't you know? He can tempt tightarse with the offer of free eneloops to help with the business side of things and offer jv neg-vote protection to act as a community manager. That should guarantee income for at least two years. If he wants to get greedy, then track down ozbargain outcasts like scab, pjc, and the two nerds for extra support.

Start with deals that are banned on this website like sex toys, vaping gear, etc. and then compete with OZB's deals on junk food. Once thus established, he can start posting deals on higher end items like $1000+ phones and graphics cards. He'll know he's a made man when he gets his first credo course posted. Then, just sit back and watch the money role in.

  • What about Uber? You only need a decent vehicle that will pass their checks so it may be worth looking into. No capital investment (apart from car itself) so if it doesn’t work out it’s unlikely you’ll be in red area.

I thought Uber driver earns next to nothing once all the costs are factored in?

      • +1

        Yes, that's generally the case.

Same as a shifty cleaning franchise. Why does a mop, bucket and a business card cost $50k?

  • +1

    2 year income guarantee real

Real as in the $30k-$50k price pays for it.

  • +5

Why not just advertise as a cleaner? What does the $50k even get you?

  • +1

Does WA have any discounted Tafe or similar programs? I'd rather invest money in upskilling myself than paying a franchisor to work a menial job.

If I was in his position I would look into a growth industry such as aged care.

    • Good idea, I will forward to him, thanks

My husband owned a cleaning franchise with a very well known company years ago.Long story short, the sheer cost of the franchise fees (NO,not the initial 50K you shell out to be given some contracts to start with (no real "guarantee" that you will actually earn that or more…they give you the "potential" to earn that, nothing more, but the EXTRA monthly fee to have the well known company name attached to you…which included TV advertising / the "reputation",the commission for having them give you clients at the outset etc.),the mandatory add-ons (car magnetic advertising sticker / stationary / insurance contribution etc) AND other things that escape me right now,but it all added up to several thousand a month….BEFORE you earn a thing. Also,i have to remind you, that you are NOT working for yourself with this or (i expect) ANY franchise company…THEY OWN YOUR A@!E,and will act like any boss if you are not up to par in any area and tarnish them company name.
And a little something else to ponder….you sign a contract at the start to say that any and all clients you gain via their company REMAIN theirs when you leave (unless you "buy" them from them at a huge cost,or if they find you just "taking" them, they will take legal action).
So,if you think that, essentially,"buying a job" is an easy fix…think again, and maybe train up for another career whilst taking anything that comes your way for work (i am sure you have skills from your last job that are transferable to another employer.Good luck.

    • Great insight, thanks

    • Thank you, this is the insight I am trying to get.

Much appreciated for your effect in write in such details. I will pass on the info.

Lets state the harsh truth. Commercial cleaning is a tough gig, not because of the work but contract you have to win unless you are being subbied out. Your brother dont have neither of the 'business' or 'experience' side to pitch to potential clients. also he is investing 50k on jims cleaning as a franchise? lol hard no, their reputation is good as abcd cleaning pty ltd. Source: Did commercial cleaning 17-20

    • Thank you.

I will now talk to him about doing something else instead.

We can see you definitely didn't do any research as you're replying to a thread that hasn't attracted any commentary in over two years.

    • and growing his business may take a long time

Eight months later COVID19 hits and the demand for anyone with a bottle of disinfectant and a cloth was in huge demand.

      • And deep cleaning entered the lexicon. Whatever that is…
