Paying Your Agent to Sort out Your Water Bill

Hi All,

Would like to ask all of you all for advice.
Im about to rent out one of my property in werrington and Im filling up the rental appraisal contract (the one that agent gave it to me)
I was wondering if most of you guys choose to pay the agent to pay and sort out the water, strata, council bill and later on invoice it to the owner?
Any ups and downs for each option?

    I prefer to do it myself so I can get reward/freq flyer points on my credit cards

    If you're able to pay any of these amounts by credit card, the only thing I foresee you missing out on is credit card reward points.

    However, if you prefer to receive a net amount of rent with no outgoings (other than for any Lessor repairs and maintenance), elect to have the REA pay the fixed costs on your behalf. Just make sure there's no administrative fee for processing the payments on your behalf.

  • My agent does everything for me. From paying the council rates, to paying the gardener.

  • Wouldn't they be charging you a fee to do that? Do it yourself.

      Yes they will be and in the spirit of ozbargain thats against our religion

      They usually charge a fixed % of the rental income. I have never seen them charge extra for paying bills or keeping accounts.

    I prefer for agent to do everything, then I just give the annual rental statement to my accountant for tax return.

  • Be wary of agents that don't pay on time and thus lose a discount, seen it happen, had it happen.

    Pay it yourself, not hard, and get cc points

      • Some bc and rates bills I think so depends o council

        Think of it as a disguised late fee

  • It seems like a good idea until they stuff something up (forget/late to pay it, forget to bill tenant for the consumption, etc) and then take no responsibility for their actions.

  • Upside - someone sorts it out for you.

    Downside - they'll charge you to do it.

    • Extra downside they charge you to do it AND stuff it up so you pay even more in late fees etc

  • I let my agent take care of all expenses, since its part of their management fees anyway. This also give me better monthly and annual statements for tax purposes.

  • The reason u might want to do it yourself is if maybe u want to pay it out of a loan account so that the interest is tax deduct able.

    Otherwise, just let the agent worry about it. I hate receiving bills that I need to keep on top of but each to their own.
