Renting Help: Finding a Family Safe Suburb in Sydney

Hi there people,

I am in a dilemma as to which area to choose for renting a house for myself. We are a couple with a newborn baby currently in Ryde. I work in City (Moore Park) and drive to work, my wife works in CBD. Given the rising baby budget, our renting budget is restricted to $450 (max$500) a week. We are looking for a 3+ bedroom house with 2 toilets( yes that's rare!).
I was looking into regions around Campbelltown , Narellan. Then a friend suggested Kellyville region, but I found it costly in terms of paying 3 tolls to drive till city. I want a safe neighbourhood and close to markets(malls) so my wife, when on leave, can walk or take bus. She doesn't know driving.

It would be great to get some suggestions.
Why we want a house you ask? Honestly hate the tiny apartments (our budget can afford). So much long a lawn and a spacious house.

    • It's a great area I heard for investment purpose and the population there is set to rise twofold. For a renter though a bit hard to find something more soothing to the pockets. But in surrounding areas I can see suitable matches.
      The metro coming up will definitely be a big boon from there. So yep thanks for that bit of info!

    Wetherill Park, Bossley Park, Edensor Park, Greenfield Park. You have access to multiple shopping centres, hospital and public transport (Buses & Tway).

      • Just checked, the area seems to have good reviews but a bit costly. more like between 500- 600
        Will keep a lookout though

  • $500 maximum for a 3 bedroom house with extra toilet, forget everything north of the bridge, keep looking into Campbelltown and surroundings or go west, not every part of west is bad, plenty family friendly areas there.

      You are funny.
      No I can still find a lot of under $500 places. Just need a deeper search and some luck.
      Do let me know though the areas in west you would say are worth considering. Would be great help.

  • Berowra is cheap and great for families and a train into the city isn't too bad.

    • Berowra is lovely but I am unable to find any place for rent there in my budget. But will keep looking!

  • Not being as a$$ here but would you consider spending 60% more than your budget (say $800/week). I know it is way outside of your guide but you might be able to find a 2 or 3 bedroom flat / 2 bathrooms / 1 car space in the inner west.

    The amount of time you and your wife will save travelling to/from work will be a godsend.

    • I am already living now in Ryde for 2+ years. So travel is not a concern (25km). Besides I am looking for a long term stay, possible buying a house down the line in the area or around it. Let's just say I am looking to rent in an area to familiarise myself before buying.

    Try arncliffe banksia or turella. Relatively cheap and quick to work using m5 without tolls.

    • Next to airport. Probably why they cheap. I have lived close to airport before. Not a very pleasant experience.

    Expectations need to be adjusted based on your budget and circumstances. There will never be a middle ground. You either forgo the wants from the needs or improve your circumstances.

    Can I suggest looking at Hillsdale, Matraville, la Perouse etc.
    Nice areas, only about 30 min from Moore Park with traffic. 45 from CBD on the bus.
    15 to the beach and airport. Good shops and plenty of parks etc for kid when older.

    Family Safe Suburb

    Is there such a thing ?? Good and bad people in any area. Always seems that in centre of cities druggos etc congregate in the city.
    I guess in more cheaper suburbs there might be more percentage of pety crims, but then, more expensive areas might have wealthy higher up criminality still, lol.
    Any area of Australia with law enforcement presence is pretty safe IMO. Maybe somewhere where nearest police station is 200km, maybe not as safe.
    The supposed 'bad/unsafe suburbs' are still mostly full of decent people, just some places have junkies etc in the main part of town or main part of city. It just seems like there's issues, because they all congregate in town.
    Around Thornleigh seems to be quite nice, I was at the maccas there, and even the trendy teens seemed like nice church going type folks.

      I am just trying to get a general idea of a new area i have never been to. I am sure every suburbs have it's good and bad points.

    Personally I would want to reduce work commute as much as possible. You have a rental budget of $450-500 per week but the cost of transport and the distance/time of commute can quickly negate any perceived saving in rent. My husband bikes to work, it’s actually quicker than driving during peak times. Saves heaps, keeps fit and good for the environment. The savings you make on ditching the car could be put into Rent. We save easily $100.00 week on transport, that means we can afford a rental of $650.00 and live in a good area within 13km of CBD with 3 bedrooms, 2 bathrooms. You should really place a priority on cost of transport and time of commute, especially with a new family.
