Recommend Real Estate Agent to Manage Rental Property

Hi all, I need recommendation for a real estate agent to manage rental property in northern Brisbane. A friend of mine wants to switch as she is not happy with the current real estate agent. If anyone could suggest. Thank you.

    • Is she comfortable with doing regular inspections of her property? Is she going to remain tough when tenant produces a sob story why they can't pay on time? I know I wouldn't be doing regular inspections as I'd find it quite uncomfortable and I know I'd have difficult time to remain tough on rent when tenant goes through hardship.

      Perhaps she is the same and that's why she is looking for a different agent rather than considering doing it "herself".

      • That's exactly the case. It is hard to manage a rental property ourselves without being too attached to it … which will lead to being subjective.

        • not just hard part but i know a friend he advertised his unit at domain, someone called ask "are you agent because i only want to rent from reputable agent, there are some doddy people pretending to be owner etc etc".

          makes sense. will you trust big agency names over some random Mr. X to keep your $$$ deposit?

          Might be different interstate? But in Victoria, the deposit goes to the the RTBA, which hold it in escrow until the end of the tenancy.

        • @idonotknowwhy: same in NSW too ok maybe the deposit is not a good example unless the tenant doesnt aware of that law

  • From experience as a tenant, Hocking Stuart are pretty good.
    First National are the worst, and their practices can be illegal.

  • To be honest, it's a bit of luck. Just call around and ask them to visit the property and talk to them. See which one you like and hope for the best.

  • Reword your question, what is your horror stories on pestering real estate agent as a tenant, and pick one? That's how I picked mine.
    Then again, person who manage your property is more important than actual Real Estate Agent as well.

    I used local agent finder site. Not sure if process changed but I put in the address of the property, size etc and various real estate agents would submit an offer to you. They gave you a brief description of them, costs etc. you can then review, connect with as many as you like and then decide. It’s free and if you don’t like any, no harm done.

  • Thanks for your responses guys … I get it … it is not easy to find good real estate agent … and just because someone is happy with a property manager from an agency doesn't make that agency in general good.
