My mistake! I only realised this after posting. I'm requesting to cancel the order as I was after 1440p too. But still a solid price if anyone's after 1080p and these specs.
I'm looking at getting a rog swift pg278q with a 1080ti.
Aside from this being free sync and the pg278q being gsync what are the differences between them? Is the gsync tax really a $500 difference?
XF270 is 1080p only. PG278Q is 1440p. You don't use gsync on most FPS games anyway. It does make my Stellaris experience much much smoother. Worth it, not sure, but I can now brag about it.

the pg278 279 tend to have really bad backlight bleeding. if that is not your concern.
I have an Acer XB271HU by the way. Aside from being cheaper over the PG278Q, from reviews it seemed to have a lower chance of unacceptable backlight bleed. It is really is a lottery with both as they both use the same panels. I think I was very lucky with my one. Aside from a minor bleed on the right side of the monitor, which I no longer notice, it is near perfect.
For CSGO, gsync and vsync off. Very smooth at 165hz. The 4ms response time is noticeable against my old 2ms response time monitor. Leave overdrive off to reduce ghosting. Read up on how to set up the monitor for best experience per game.
For Stellaris, gsync on, vsync off. If you know this game, in the mid-late game the FPS can drop to single numbers. Very smooth early game. Smooth late game where FPS is way below 165hz. My old monitor with no gsync made the late game painful to play.
For Path of Exile, gsync on, vsync off. For me with a 970, the FPS can drop below 165hz. There is a slight lag when gsync kicks in, but smooth after that.
Typically, you would cap the FPS at just below the monitor refresh rate to always maintain gsync on. Input lag is only an issue for fast response games such as CSGO.
Overall, higher refresh rate, would highly recommend. 27inch 1080p, maybe not. freesync/gsync, maybe. IPS/TN, go for IPS with 4ms unless you are hardcore competitive in which case TN with 1ms. Most competitive gamers use 24inch 1080 TN 1ms still.

I personally wouldn't get a 1080 at 27" but ok.
27 should be 1440 for Office / Adobe or 1080 for gaming

144hz makes games look and play so great though. I'd go 144hz over the 4k resolution, though it is nice to have both (a LCD that does both 144hz and 4k is quite expensive however.).

and you dont want lose IPS(color), or 144 at the same time for your next monitor purchase. 4k with TN is just meh

And the ebay listing doesn't mention 1440p anywhere…
