New Home - Renting Spare Rooms

I'm moving out of home this year into a new development home and I'm thinking about renting the spare rooms.

I'll be living by myself and will have 2 spare rooms I can rent which could help with monthly expenses.

How should I go about renting the rooms?

Should I try giving Airbnb a try?

    do a open house inspection. Get a feel for the tenant. If they like the room, get 4 weeks bond as a deposit. :)

    get single tenants only. couple would be too noisy at night

      A couple married for a few years should be fine.

      It's not like we get any action after a few years of marriage :D

          Naah, I wouldn't say it's too personal as it's very typical.

    Airbnb could work out well if you're near the city and/or close to public transport.

    Do you own the new home?

    I've had interesting experience with gumtree.

    I've leased out my investment property via gumtree before and the process was fine. I gave these 2 guys a chance. They moved in, sub-leased a couple of rooms, caused a racket (neighbours called me up about it many times), so at the end of the lease, I moved them on. At least they didn't trash the place.

    I've tried leasing the same place out via gumtree for over 3 weeks. This time may of the prospective tenants were just plain inconsiderate- not turning up when we agreed to meet (lucky the place isn't too far out of my way), saying they will take it and then never answering after I turned down other prospective tenants.

    I had 5, yes 5 people saying 'yup, I'll definitely take it', only to rescind. At least a couple advised me they changed their minds, some were cowards/inconsiderate arseholes and didn't even bother to return calls.

    1 single mother thanked me for giving her a chance. She was lovely, even put a deposit down and then changed her mind after I did a reference check. I refunded her deposit, even though I didn't have to.

    I now see why property managers are jaded or leave the industry so quickly, I couldn't be arsed dealing with prospective tenants all day long either.

    In the end, a property manager called me up saying they have a few international students interested in my property. I say they can manage the lease if they find someone. Low and behold, it they signed the lease agreement this morning. These tenants pay more than what I advertised via Gumtree, so apart from the initial fee (1 weeks rent), I get the same after the agent gets their cut. I should have used an agent after being dicked around the first, second or third time! lol

    The reason I didn't use an agent is because I'm going to demolish the place anyway, so don't really care if the tenants damage or burn down the property- I have landlord insurance.

    TLDR- Some pretty unreliable people with Gumtree.

    • Yep, Own the home and will be living in it, Its about 35 Min to the city and a few minutes walk to the local shops.

      I've been looking at sites like Flatmates for possible options.

      Did have some friends interested but not confirmed.

      • Ive been renting out my 5 bedrooms house for over 3 years, experienced ups and down, you have to have a detailed contract signed between you and the tenant, outline what you expect from them such as pay rent on time or a fee on top of it.
        i use flatmates and gumtree all the times, 4 weeks bond and a deposit if they are interested.

        • Was already looking for written contracts. Word of mouth isn't worth anything if something happens.

    If it's 35min to the city. I would say that it's not going to be very popular with Airbnb.

    You'll probably be better off renting it out to a boarder rather than Airbnb.

    Also unless you have lived with your friends before, I'd rather rent it out to a stranger or acquaintance. Relationships between friends can sour very quicker if they are staying at your house.

    you can read on ozb and whirlpool, lately soooo many scams and things like that. who knows what they will do when you are not at home. you live there so you will put nice furniture etc. so risky.
