Who is your perfect tenant?

Hi all,

So Im a first home owner, who just purchased a flat with 2 bedrooms/1.5 bathroom near Parramatta area, Sydney.

Im a professional male in 20s and currently occupying one of the rooms.

I was looking for a tenant to rent out to the other bedroom. But this is when all the tricky questions come in:

Should I rent out to a male or female?
As much as I heard from my friends's personal experience, it seems like there are certain pros and cons for both genders (hygiene issues for males, or the female tenants are usually being territorial - apparently!?).

Is there any other factors should I put into consideration (age, occupation, habits,etc).

How do you screen your applicants?

    Perfect tenant is yourself.

    From my experience, basically anyone who knows what they want in life or has a drive towards something makes a fairly good tenant. People without this characteristic tend to be lazy and often painful to live with. As for females vs males, i think you'd find it easier living with a male because you can relate to more things and its more likely that your household standards will be similar.

    Someone whose never home

    • This is spot on. During our time as international students we had a tenant for the other bedroom which also was international student. She was between her studies, job and boyfriend so the disruption at home was kept to minimum.

  • Female might have benefits. Like being able to watch rom-coms guilt free, and advice on which shirt to wear.

    Depends on what you're looking for. I think you need someone equal in the following respects.

    Sociability, cleanliness, talkative.

    I think the perfect flatmate is one that is always working and never home, but you might appreciate some company - I know I have in the past.

    Obviously someone that pays rent on time, bills on time, has lived out of home before, and can provide at least one previous rental reference.

    Regarding how to screen - bring these ideas up in the interview. If the conversation is friendly and smooth, and each has a live and let live attitude, you are looking good. If there are any points which feel 'too confrontational' to bring up, thats a red flag. If you cant have 'hard' conversations now, imagine how it will be living together.

    Finally, get someone interested in long term stay, as there's nothing worse than conducting interviews every 6 months.

  • Your question should be who would be the perfect boarder, not tenant.

    Note I use boarder, rather than housemate. A good housemate may not make a good boarder.

    Much easier to find a perfect tenant than a boarder.
