Where to find serious investors ?

Im looking at buying a land that is not zoned yet , but would be zoned in 5 - 10 years time R2. The land is ~ 15 acres.

The owner is looking for offers over $1 Mil but projected worth of land on today's pricing in that same area (surrounding properties) after zoning and developing would be $50 mil

Where would be the best place to find serious investors (Not interested in getting loan/bank money). Cant afford to buy it all and only interested in max 10% of the investment

Any recommendations would be appreciated.

      He has to learn the hard way in life. no point arguing. Sit back watch him make a fool of himself and have a laugh. Keep an eye for his name in the Darwin awards and hope he hasn't had a chance to add to the gene pool first.

    Have you actually assessed the risks involved with this venture? I don't know how many dozen comments in this thread have informed you of the risky nature of what you're doing but each time you've essentially stuck your fingers in your ears and sung out "lalalala - I'm not listening!"

    All neg coment very constructive and helpful, i learn alot just from read it. If you are not, you are too ignorant and you thought you are better then everyone else but you are not.

    Simple questiom you should ask why owner want to sell it for 1 mil when or if he/she knew the land will become worth 100mil???the owner wont dumb enough otherwise he wont own the 15 acre land in the first place ;)

    Talk to a lawyer and/or financial adviser. I don't understand why you would come to OzBargain for help with something so big and fraught with risk. Personally the fact you haven't sought professional help already demonstrates that you don't know what you are doing.

    I would be buying it under my wife's sister's daughter's dog's name, and be spending the next 10 years joining the council and working myself up to be mayor.

  • Even by your own estimates EC, you are going to need $100K to buy in, and $3mil for your share to develop it. You got that much?
