Plus until 30 June 2023, we can also give you the following BROKER-FUNDED CASHBACK, if you quote this OzBargain post when you first contact us:

Terms and Conditions:

  • You need to still have the loan until the end of the lender's commission clawback/refund period, which is either 18 or 24 months. The broker cashback will be paid at this point.
  • The loan balance applicable will be based on the lender's commission calculation method, which is generally the amount net of what's in your redraw facility & offset account.
  • Applicable for either a refinance or a property purchase, where we don't need to extend the pre-approval or submit another application.
  • Not applicable if the transaction involves a construction loan or a bridging loan.
  • Application must be submitted by 30/06/2023.

Our $1000-$4000 broker cashback is in addition to any applicable lender cashback (typically another $3K-$5K).
Please refer to the lender's website for their cashback terms & conditions. Typically you cannot have received a cashback from the lender within the previous 12 months, and cannot refinance within the same banking group.

Our broker cashback offer can be used with any banks and non-bank lenders on our panel, including popular ones such as ANZ, Westpac, St.George, Bank of Melbourne, BankSA, ING, Macquarie Bank, Ubank, Suncorp, ME Bank, AMP.

  • Hi Arman, what is a decent investment rate you are getting at the moment?

    • If fixed rate, Macquarie has really good 3-year fixed at 5.49% (70% LVR).
For variable rate can get 5.44% from Westpac (70% LVR), or 5.39% from Suncorp (60% LVR).

      • Anything for 80% LVR please?

        • Yes the above banks also have very good offer at 80% LVR.
Should be able to get you Macquarie 5.59% 3-year fixed rate, Westpac 5.59% variable rate, Suncorp 5.53% variable rate.

  • I can't see this rate 5.29% on ANZ website, what is the LVR for this rate? What ANZ Home Loan product is this?

    • It's the one called Standard variable with optional offset. Would you like me to give you a call to organise the approval?

      • The lowest rate I can see on ANZ website is 5.44% on Basic Variable homeloan and that is only for up to 60% LVR

        • Negotiated rate :)
Major banks often don't publish their best rates on their websites.

          • @Mortgage Broker: What are the fees that ANZ charge for refinance? They listed lots of fees on their home loan product like lodgement fee, production fee, search fee. What is LVR requirement for this rate?

            • @samehada: For a standard refinance, ANZ only charges title search fee which is usually around $20, but vary a bit depending on where the property is. The other fees you see on their website is for special circumstances if you want certain things done, and for the mortgage discharge later if you refinance again or sell the property (2 x $160 = $320 discharge cost which they label as 2 separate fees for the 2 components).
For the LVR, it's a negotiated price so best if we discuss privately, it also depends on the loan amount and the pricing is not black and white. I have sent you a message.

  • +1

    • Just sent you a PM :)

  • I refinanced my home loan last year through Arman. He was responsive, diligent and very pleasant to work with. Highly recommend.

    • Thanks Ron! Was really great to work with you, and hope to assist again soon!

  • Hi Arman. I own two studios. considering if getting a mortgage might improve my finances. what is the way to go about exploring? TY

    • Sure, happy to give you a call, or you can call me on 0431 825 128 :)

  • We’ve recently refinanced several loans with Arman from Lending Clinic and can vouch for his services. Our situation was challenging with multiple loans that was making the serviceability a big challenge. We approached at least 3 mortgage brokers as well as a couple of banks directly where most indicated it was too difficult to get across the line.

Arman was the only one who took the time and lots of effort to not only get us the refinance done but also got us really good rates. His service is 2nd to none and extremely a good communicator. Highly recommend reaching out to Arman and see what best he can do for you.

Thanks Arman for the smooth process and I'll be in touch soon for the last loan to be refinanced later this week.

  • Wish I'd seen this, just got a large mortgage last month through a broker with no broker cashback :(
