Truecore Frame Dodgy or Acceptable

3 year old house, we have truecore metal frame, does this look right? The big gaps look concerning, with the screws holding it together.
Also do they normally just use those screws for truecore framing, it doesn’t look very good.

It looked like a whole “level” of raming in the roof had these big gaps.

  • I hope you're not in Brissy OP! If those pics are in the roof, you may not have a roof for much longer…

  • I don't know anything about construction, but I saw a youtube vid where they compared truecore to what might not be: https://youtu.be/eoN8S6wxfe4?si=YLQEckyuPqSJmVw8&t=1924

And documentation on how you should be working with Truecore with screws:

  • thats dodgy as

  • That is what happens when a f/wit non trades person is employed by a scammy builder, to erect Truecore frames. The way they are 'meant' to be attached is not related to how f/wits do it.
Truecore is a product with specific guidelines that make it wear that label.Dodgy ppl can still 'game' the sytem, as they have here. Contact the building watchdog in your state ASAP. That is shite workmanship, and it's a sign of what is coming post covid. I'd hate to be building a new house right now.

    • Thanks, its NSW, do you think the building watchdog would do much? We built with coral homes. It makes it hard as I’m not sure if any of the other big builders would be any better.

Follow saltypete's lead, or contact the appropriate govt dept. Or live in a lemon.I know what I'd be doing, as soon as I could.
Also are you sure the dodgy lengths in the photos are not temporary stays to hole trusses etc in place ( vertical etc) until the battens were properly fixed.?
How many of the suspect lengths are there and do they coincide with other main infrastructure points?

You really need a building inspector or similar to give you advice at this point. If you feel that its something that you want the builder to rectify you'll likely need a written report.

  • That looks like a major defect.
House is only 3 years old.
Well inside the 6 year statutory warranty period.

Send the photos and your concerns to the builder.
If they try to fob you off, refer back to the link above and lodge a complaint.

NSW Fair Trading provides a free complaint handling service to help resolve disputes.

Make sure any other damage that has been caused by this is recorded and repaired too.
Might be worth independently engaging a building inspector to check the whole house. If there's loose/failed bolts/nuts in one place there could others elsewhere which may not be as obvious.

  • That's Stoddarts Dog bone frame garbage, they pay monkeys peanuts to throw the frame up in a guarantee of constant work. That roof truss is only 0.9mm thick, the roof sheet is strengthening the eave overhang.
The roofer can't stand at the end of the truss without the roof sheet on as the truss will collapse and bend at the frame when they're fixing the roof on install.
