Paramount on Parkes Free Electricity

Hi, looking to rent an apartment in a new building Paramount on Parkes in Harris Park, they have promotion of free electricity.

Wanted to check if people have experiences and possible catch with such promotions?

    Its not 'free' it is included in rent. They probably figured it was cheaper to average usage across the complex and not install individual meter that also need reading regularly. They will have estimated higher than usual usage and charge you for it.

      And thus begins the merry go round of: it's free I'll use ac 24-7, rent goes up, rent is expensive I'll get my moneys worth and run ac 24-7…..

  • Assuming I have the right place. From the T&C https://aland.com.au/rental-offer-terms-conditions/:

    has arranged for Energy Locals Pty Ltd to provide eligible Renters with: either 3,000 kilowatt-hours (kWh) of electricity or a whole year of electricity for free;

    What's not clear to me is who's choice it is (1 year or 3,000kWh). The latter is only 8.2kWh per day which is not a lot.

    I just can't see them offering UNLIMITED free electricity, so have to assume the limit is 3,000kWh. At 30c/kWh that's $900 value. My assumption is that you would be forced to get electricity from Energy Locals afterwards, as it would be an embedded network. You'll be paying whatever they charge. Not sure if embedded network rules are different in NSW. In QLD I'm supposed to have a choice but realistically I don't. The rates in my complex are quite reasonable though.

    • Also it makes no mention of daily supply charges for the electricity connection, so you might still be on the hook for that.

      If it was a car and they said it had to be serviced every 12 months or every 10,000 km you'd understand it was whichever you get to first. Ditto with car warranty. I believe in this case its the same. You get a year or 3,000 kWh free electricity, whichever you get to first.

    Totally offtopic;

    Obviously OP isn't buying, just renting, but there hasn't been a single $ of price movement for Parramatta-area apartments in the last 10yrs. As a stupid idiot who bought into the Parramatta hype, i would know haha. I honestly can't believe they're still building giant apartment blocks around there, because that implies people are still buying them. And those Paramount apartments are really expensive (especially considering you're living at the end of Wigram St)! $1m for a 2 bedder is insane considering the median is $650k
