Financial Planning Excel File or Online Tool

Has anyone come across any good property portfolio planning tool which can estimate property portfolio value in future depending on what you buy now i.e. cash flow or capital growth property?

There are lots of tools that can help do a simple cash flow statements as a snapshot in time to see if it's negative or positive geared but no tools that I am aware of that look into the future.

I have heard of Lolli software that some mortgage brokers use but access is restricted to only their clients.

    How is a spreadsheet meant to figure out the future value? Do you just mean dropping in a percentage you expect it to grow by and it calculates that for you into the future? That one is easy to do.

    Without the aid of a crystal ball, speculation (based on current data modelling) is about the best you're going to get.

    My advice is to start with r/AusFinance and r/AusProperty. Lots of personal finance tools using Excel and Google Sheets have been posted there over time.

  • Probably worth learning Excel anyway, especially now that Microsoft has started adding Copilot to it.

  • If you buy a positively geared property, you may be able to buy 2/3.
    If you buy a negatively geared property, it will be a significant drain on your borrowing power and you wont be able to buy any others.

    Honestly, being a landlord in Vic, i wouldnt recommend it. I'm selling out as soon as the market starts to recover in Melbourne and transfer into shares.

    You should be able to create a simple tool in excel.

    Holding costs;
    Insurance
    Rates
    Water
    Management Fees
    Land Tax
    Maintainance
    Interest payments

    Incoming:
    Rent

    Then you can model the value of the property.
    Purchase price
    Purchase price *1.04 for 4% increase. Note: inflation is typically 2-3%, so the real gain is ~1%
