Demolition and Building Works Vibrating House

I live in an area where there are heaps of knock down rebuilds.

Today another demo has started, and the ground has been shaking all day. We’ve had cracks in the ceiling (not necessarily attributable to this), and I reckon it can’t be amazing for surrounding houses (we are nowhere near the closest house in this instance).

Are there any standards for demolition to not disturb neighbouring properties? Is there any recourse if they do damage your house? Are there methods that are less likely to cause issues? It’s basically been like earth tremors all day.

Realistically I’m not going to do anything, but just curious if there are rules around this and if others have encountered the same.

    Speak to the building surveyor where the works are happening and ask what protection works are required under the permit

    • Interesting, how do you know who the building surveyor is? Council docs?

      • Should have the details on the board posted on site

        • I’ll go have a look, but we don’t get much of this in QLD. We only get boards when someone is planning a build outside of planning/development rules.

      • Ideally, you would have done your own photographic survey of your house prior to the demolition or building works being done, including footpaths, adjioning fences, etc. That way, if there are any issues you can use it as evidence. It's known as a defects liability report. The builder normally has to do their own report, but mainly for their own legal protection, in case there is a claim against them.

    • Haha, yes, I don’t have time or stress tolerance for such shenanigans. But I’m feeling it and thinking, this can’t be good my my house (80s not fancy) let alone some of the much nicer houses nearby.

    Maybe you should consider selling up too, if the land value is so high in that area that people are itching to sell their houses to developers to knock down.

    • We’re definitely sitting on a pot of gold, but also love living where we do. We have a plan(ish) there.

      I'd stay, eventually the neighbourhood gentrifies to the point where you're the riff raff that annoys everyone.

        Its a house demo, its generally done in a day or two.

        Yes there are hours they are allowed to work, basically during the day the same as tradies.

        • Yes, I think it does matter. People are interested in their property and what happens to it. On behalf of themselves and their tenants if applicable. Sharing knowledge is generally a good thing.

              @JimmyF: It’s 4 houses away. There’s nothing I could do about it even if I wanted to. But I am interested in others thoughts and experience with the same. If you’re not interested in the topic why join the discussion? You know it’s not mandatory to read all the forum posts right?

                I'm interested, but why waste time providing anything of value if you don't plan to do anything with it.

                    I highly doubt it, based the amount of times you have said you don’t have time or stress tolerance for such shenanigans in this thread, so I'm not going to waste any more time on this thread other than to say, the demo hasn't done anything to your house, other than show you're a NIMBY complainer.

                        Your post was complaining about 'another' demo and what recourse etc, basically a NIMBY post.

                        Have a great day and don't worry, they'll be finished shortly, then next starts the building. With all that sawing and nail guns and lots of noise!

                        • @JimmyF: Not complaining at all. I live in premium land in a premium area and know what comes with that and will probably redevelop myself one day. I actually bought hoping it would develop a bit more and it has and now we’ve got more great food options and bars etc surrounding us. Tram going in close by which will be useful etc.

                          I like that you’ve imagined my tone though - you must be very creative.

                          It wasn’t particularly noisy more shaky - so hence my genuine curiosity on the impact of this to surrounding houses. I would also say this particular demo seems to be heavier in terms of how much vibration there is compared to say the one across the road they was closer. We’ve been doing renos ourselves and have been making a lot of noise so I’m really not complaining.

                          Call me a nimby if you want but I have no problem with people doing knock down rebuilds, it improves the area and sets a precedent for what I can do with my land in the future.
