Looking for Recommendations of a Brisbane Draftsperson / Architect and Builder for Home Renovation

Looking for any good value draftsperson or architect and builder recommends for approximately $150k-200k of reno works (mid range / affordable builds)

Must be honest and reliable as I had issues with previous builders doing a blotchy half assed job and taking forever for a seperate reno.

Seeking the alterations and additions involving 2 new bedrooms, bathroom, kitchen and lounge area.

    I use Development.i to trawl through all the DAs in my 'hood, reviewing renos and new builds and their respective draftspeople, building designers and architects. Competent builders are flat out with work from the best architects; work your way down the pecking order from there. Per @Muzeeb, you're perhaps 50% short on budget.

  • The price was an estimation based on a builder that was doing a similar reno nearby. Theres is already a large empty area with concrete slab, roof and external walls (currently being used as storage area approximately 8m x 15m) so mostly internal work for walls, flooring with plumbing, appliances and electrical. But thanks for suggestions, will be looking for reviews then getting some further quotes.

    • Is the slab built to code? Mine is but I got some builders to quote and they said it will have to be ripped up and re-laid due to age & cracking.

  • Reading around, it seems best to use a Draftsperson you choose so you aren't locked in to a particular builder… so if they go AWOL a new builder can easily pick up the work because you own the plans and the new builder can see exactly where the old one was up to against those plans.

    Architects seem to think everyone is a millionaire with endless money for overs and changes - I am sure there was a post recently where someone used an architect with a set budget, they thought the architect was designing within that budget only for the builders quotes to come back almost double.

    Another tip I read was to try and keep walls, windows and glass doors to standard sizes it will keep costs better under control… e.g. 2400 or 2700mm wall heights, as nice as 3000mm would be the costs rise massively because not all framing companies run them often.

    Edit: Consider at $200k how far off from a knock down rebuild you would be. I know in Sydney prices have moved enough over the last 3-5yrs that original purchase price + KDR often puts you ahead than trying to sell and buy in the same market.

    • OP would need a draftsman anyway because it would all need to be approved by council before a builder could quote.
      Knock down rebuild would be at least $500k plus.

        Yeah just wanted to make it clear that it seems to be best practice to use one that is independent of any particular builder.

        If you go builder first and they refer you to their 'in-house' draftperson, it will lock you in to having to use that builder rather than being able to then put it out to multiple builders to quote on.
