Custom Home Design - Recommendations for Improvement

Thanks everyone for the feedback on my original post. I have been able to make further changes to the design and feel there is still room for improvement :)

Below is the original and updated design and would love to hear your thoughts on the revised version.

Thanks

Your theatre room is too big. The agreed ozbargain media room size is 2.8 x 3.0m with a 75" display.

  • If you post this on "new home builders Australia" Facebook page you will receive constructive feedback. All the best.

  • I'd insulate the wall of the BATH with Bed 2, maybe some more closet space to do it. Could be noises in the bathroom the bedroom doesn't want to hear, and the other way around too.

And another door from PDR 1. There's some things people do in the bathroom that require access to both and you'd rather not walk though hallway to get to toilet form bathroom. Or another toilet in bathroom, and a bidet too.

Had a quick read of your previous post and feel like there's heaps of things there that seemed like good suggestions to me and haven't made it to the latest design.

Did you go through each one of them to see their merit and feasibility?

  • My 2c.

Look at passive design. My Energy Efficient Home (MEEH) group on Facebook might be of some help…

Depending on where you're located around Aus these things may be important considerations.
    - You have a wonderful north facing rear yard and could passively heat the living areas of your home (family / dining / kitchen) yet you've blocked it off with the alfresco area - reduced sun / light hitting the north side windows.
    - Bed 3 / Master bed upstairs both have large West facing windows, they are going to be steaming hot in summer and you'll be blasting the AC.

  • Youve moved the guest bedroom too far from the dowstairs bathroom. Do you want your guests to have to traipse past the front door in their pjs?

    • in their pjs?

OP hoping to catch them on webcam in their birthday suits for passive household income.

      • I based the use of pjs being of concern on the inclusion of the prayer room. Suspect someone with said inclusion far less likely to be swaying around in the breeze.

  • Like @daclaw says, seriously, I mean really seriously, look at making the house as energy efficient as possible.
passivhaus is the ideal standard so look into what makes a passivhaus so special (and actually not too expensive).

See how you could incorporate those guidelines into your design. At least go for the highest BASIX you can.

Your family will appreciate it & so will your wallet after you've moved in. You don't want to be forking out $$$ just on aircon. Even the extra expense now in double glazing will pay dividends in the future.
