Compliance Checks: Gas, Electricity and Smoke for Rental Property in Melbourne 2024

Hi all,

I have been searching for compliance companies that do a decent job in conducting compliance checks of gas, electricity and smoke in Melbourne as I am about to lease out my property (first-timer here). I've searched high and low, and the prices that some companies charge seem so over-the-top that I almost find it funny.

If you know or use any good ones, could you please offer your suggestion of a reputable one? Preferably companies that don't require an annual or two-year subscription. Thanks :-)

        I'm in NSW, not VIC but our strata looks after all our Fire Safety certificate, both common property and inside the residence.

        Electric & gas come under the original occupation certificate.

        If Vic requires beyond that for rental then at least it's a tax deduction.

    I used https://appliancefixer.com.au/rental-safety-checks/ last year. They did a good job, but it was a hassle getting appointments - eventually managed to get it done.

  • Just use the cheapest one that will give you the certificates you require. Same as getting the cheapest carpet steam clean done when vacating a rental property.

    I just use whoever the rental agency suggests, and let them manage it.

    • yes I understand. However, cost wise it can be quite horrendous as many agents are tied to companies that charge big $$, and as a result receive a commission in return.

        Worth asking anyway, and the cost is tax deductible. For me, unless they were charging a silly price (and I have found they are comparable to what other options there were), it's not worth the hassle of trying to manage that myself.

  • Couldn't it invalidate your building insurance if you don't have compliant smoke alarms for example? Could be worth paying for.

  • None of them is cheap is the correct answer.

    I ask my leasing manager to sort it out. For $300 - $400 by the time you try to coordinate to save like $100 the time wasted is worth it.

    • that's a great price. The ones I've seen are ranging from 400+ all the way up to 700.

        My bad $638 for gas, electrical and alarms. Then it goes down because you don't need to do gas / electrical year two.

        Burden of compliance in Victoria has turned into a joke.

        My property in the UK, I get gas checked (heating, hot water, stove) for like $150. Electrical every 5 years.
