I think this is the cheapest I have seen so far. Very good strategy game and lots of fun to play against the AI as well.
Also included in the game pass sub if you have that already.

What does the anniversary edition have on top of the base game ?
On the steam pages it looks like they've updated the original version to be the anniversary edition, so I think it's just the base game. I couldn't find any information on additional content.
Pretty much it, it's a name change for the season 3 update of the game, corresponding with the 25th anniversary of the original game. Permanent price drop from $99 to $49 on steam, new playable civs (Ottomans and Malians), balance changes etc. This would have been a great deal a few weeks ago, but it is now more expensive than the base release on Steam.
On Steam, both the Anniversary and Digital Deluxe versions are CHEAPER than the current Cdkeys pricing. Is not marked as a sale price on Steam, so perhaps a new, revised pricing going forwards for this game?
Anyway, this posting is clearly no OzBargain.

Do the VPN thing and that same $50 should get you about a year's worth of game access to AoE and hundreds of others.
Or if you must own it…. buy it through a Game Pass trial for $39.95.
Either way is better than the published deal.
If you're looking for a successor to your AOE2 nostalgia days, this ain't it, chief.
The game plays very differently to AOE2, especially just in terms of the general feel and how micro works, it's an entirely different game just as AOE3 was. Give it a go if you can, but don't shell out cash for it until you've tried for free.
