How Long Does Real Estate Agent Have to Complete Repairs?

Just wondering how long they have to complete non urgent repairs, if there is a timeframe at all? If it has been 6 months to complete repairs that were noted on an entry report, that's potentially half your lease time. Is there anything else you can do?

  • After the 1st of October 2022, in QLD at least, there is new legislation regarding this "repairs" issue to benefit the lessor (you).

    However, there is little you can do other than make it official (Notice to Remedy(?) forms) and then break your lease and leave without consequences (extra payments).
    Other than that not much more.
    After all you took the lease knowing repairs were needed.

    And yes, the Real Estate agent lied about future repairs/improvements. What's new …

      Thanks, I didn't know about the repairs as the condition report wasn't conducted until the lease had been signed and taken, and some of the repairs wouldn't have been seen in an inspection; oven issues, shower issues etc

      • Did you inspect the property before taken the lease?

  • Surely it's the owners responsibility for repairs, the agent can only take instructions from the owner.

  • As long as they want it to be.

  • There’s probably some clause about ‘completed in a reasonable time’ somewhere. ‘Reasonable’ would be determined by the actual issue. Got water? Few days. Damaged architrave that’s not dangerous? Months.
