Hi Everyone,

Recently bought a land in Victoria and looking at Independent Builders for House
Could anyone share some insight on this - any builders does anyone recommed
Budget within $250 k for just a home to be built .

    Personally I would recommend going for a medium-larger builder, both for that budget and also given that lots of small builders in Victoria are going bust at the moment.

    I'm not sure what size house you want but it would be on the smaller size on that budget.

      Find one that accepts credit cards. Wash it through the credit card, if they go bust the bank pays for it.

    Budget seems super low. Would you be able to find any builder at that price for a finished build? Often driveways etc are add ons to their advertised price. Can be pretty misleading

    You're sadly dreaming I think.

    Look at a Volume Builder, whose base inclusions are pretty reasonable.

    You're still looking at $290K + site costs for the bare minimum.

    Budget within $250 k for just a home to be built

    How big; what material are you looking at:

    • straw
    • wood
    • brick

    Budget probably only covers first two.

      looking at less than 20sq - house - the standard not too fancy - Don't want to spend too much on a house - it's just house - not a dream house :-)

    Look into being an owner builder. You might be able to find a carpenter that is pretty good and help you manage aspects of the job to get close to having a builder. Pay them a consulting fee.

    Talk to Creation Homes, they do a fix priced contract and will be able to talk you through some options, they're independent, but not too small that they'll go bust getting your house built

    Looks like creation homes has got bad reviews - might need to look at others
