What Should Be Estimated Price on Installation of Heating in Melbourne Western Suburbs ?

Hello Community.

Currently someone whom I know (landlord) is dealing with a property agent they seem to be very dodgy. They would charge the person before sending invoice to landlord. Saying their system only sends invoice after charging from account. Their excuse/reasoning was no electrician comes to property without charging a inspection fees, he charges $180$ for this to landlord. and lets landlord know they are quoting $3000 for installation of a new ducted heating unit, then landlord gets shocked finding such a massive quote.

Landlord talks to agent saying they don't trust this job should be $3000 instead the agent should repair the unit. Agent says, he can lookup another trade person. Agent now tells landlord that other trades people are charging $150 + inspection fees etc. So that agent considered it was okay to let landlord know about other trade people charging inspection fee of $150+ but he didn't think it was okay to let landlord know about the first trade people who quoted $3000 they were charging $180+ for inspection (and had already charged since they only quoted after inspecting the place).

Does anyone know a good electrician in western suburbs of Melbourne or how much should it cost to install a new heating system?

Landlord personally don't think there's need of new unit, instead the thing could be repaired if a good electrician fixes it.
Or even if I think they were to install a brand new system I think same it should not cost more than $2000 personally.

What's people's experiences like new heating unit cost? Just looking to place heating in one Central room, as required by Victorian law.

Tell landlord to find a new agent, the end.

    • Yup doing that already this agent has seriously driven the landlord quite insane. He has a lot of problems

  • $3000 sounds about right for an installation in YMML

    • In Adelaide had a brand new split air con installed (with no previous pipe etc there and air con has both cooling and heating in it) that costed us around $1800.

Not my neg - there are so many variables and complexities for an hvac install.

  • You need to use google to find an air conditioning company near you that does maintenance and also new installs and ask them what they change for callouts etc.

  • We had a similar scenario in our rental in the Western Suburbs. The unit was inspected and we were quoted $2600 for a new unit with 5 years warranty or $700 to repair the existing unit.

    • If that was me, I personally would have had taken $700 repair, but the problem with that stupid agent is his trade people did not give any quote for repairing.
I am pretty sure that the landlord doesn't want to be dealing with any of his trades people anymore.
I am trying to find someone who can perhaps install or replace a new split ac split if they cannot repair existing heating system.
Anyway as per VIC law i checked only the main living room needs to be heated, so definitely only suggesting this to landlord that only install new unit for main living room if it comes at worst (repair not possible).

      • I do not get this situation, why is the landlord using the real estate agent to get quotes for a new heating system, you are basically creating an intermediary for something you really should do yourself, especially if you want to nitpick over the price as they are paying a premium for being lazy tax. If you want the best possible price then do it yourself, find your own tradespeople to do the quotes and chase it up yourself.

Again since the landlord is in this situation which they brought upon themselves, the real estate agent should provide multiple quotes, and a quote should not cost anything, an inspection is required to provide a quote, so it makes no sense that you would be charged for that.

Lastly would you rather pay $700 to repair a current system which might last another 1-2 years, or get a new system for a reasonable price that will be maintained and warranted for at least 5 years and potentially last much longer than that.

        • This particular property agent advertised as showing "Competitive price, guaranteed" on their signup Brochure. They also advertised like as if they have their own tradespeople in the brochure, In reality what they did was outsource to different companies. They have various issues, like missing 1 week rent payment (as I have been told on top of being charged $180 without consent) etc.

Happy to name this once the agency gets changed

          • @USER DC: Never trust a real estate agent. Anyone with any kind of logic would understand that that kind of guarantee is not worth anything, if you choose people to hire based on such subjective language you deserve what you get, it is meaningless.

  • I give not a single damm about that agency anymore, literally making bogus reasons to why the agency hasn't handed over missing 1 week worth of rent, dating some partial payment in December as excuse. Just pure BS. saying to me the tenant is up to do date with payment. Heck we never said tenant is not up to date with payment. Problem is "PROPPER PROPERTY AGENCY" dodgy behaviors.

I warn everyone Do not take your business. They have very dodgy practices from the landlord in my family's experience with the Landlords.

Anyway I can confirm the current AC in house was totally capable of heating. The agency is really stupid, and money pithole for landlords.
