If you think, you will be spammed, you can use some fake mobile number. Still the report works.

      Free property reports are a dime a dozen.
      They all use the same data.
      The estimates are just coloured by someone's personal opinion.
      The agents view is classic overinflated spruiking to get the sale.

      NOTE: The only reason they want you email is because its a lead for an agent to sell your property.
      Nothing is for free these days

    I was using this when I was in the market recently. The estimate value is not worth the paper it's written on.

    I used them extensively when I was looking.
    Price indication aside, there’s so much info in them that is quite useful such as similar properties sold or are being sold. this is the same type of report agents use to price the properties as well.

  • I requested ANZ reports to two different legit Gmail addresses, both at least 2-3 hours ago. So far nothing has come through, anyone received theirs?

  • Not really sure if these reports are any accurate given the current climate.

    • They aren't ever accurate. They use an algorithm of previous sales in the area, adjusting for number of rooms in the house, and maybe land size.

      Land size is often completely wrong especially for units. Age and condition of property isn't considered by the algorithm.

      So it's using bad data to guess a price for your home.

  • What do you do if it can't even find your address? I tried through ANZ and ING (probably use the same database anyway) and neither has my address listed. Can I contact someone to get them to add it? Lol.

    • ING can’t find my address and ANZ has incorrect data for my address (correct sized house, but incorrect sized land). We’re on a double block, so I tried the second block number (which is not the registered address) and still got no hit with ING, but ANZ gave me a different sized house on the the wrong sized blocked.

      This is despite being 5km from the CBD and the house being sold twice in the last 10 years.

  • I find the AMP property reports the most accurate and comprehensive of all the free property reports offered.
    Out of the web based property reports https://www.onthehouse.com.au/ is quite useful.

    Junk, all of these automated reports are.

    1) Go to realestate.com.au (or equivalent)
    2) Select SOLD, select your suburb
    3) Select type of property (house, townhouse, unit)
    4) Sort by most recent date

    This will at least show you the most recent sales in the area. From there you need to look at specific location in the suburb and condition/age of property to understand if they should be valued above/below what you are looking at.

    An automated report based on "here is some stuff that sold maybe in the last year but is in streets near yours" is rubbish.

  • Got this and the ING one and the "market price" for my property is almost 50% higher on the ING report than the high end of the ANZ one….Also looked at the NAB one and that is about the same as the ING one. I feel the ING has slightly more property specific data that is useful. But both free so no complaints!
    The AMP report looks almost identical to the ING so just get one or the other

    • Incorrect. One will need to supply an email plus a whole lot of other personal information required too before you can get to the report.

        The PDF downloads right after you submit the form.

    the report is actually pretty detailed. Had an agent do one too and format was very similar minus the branding

  • Anybreports takeninto account recent improvements? Ie the pool put in 2 yrs ago? Doesnt show on these due to using sales history

    It had one property estimated max at
    $1.429m and it went for $1.95m.

    The report from Police bank was much more reliable reporting max value to $1.9m

    Currently one property ANZ is reporting max $1.143m whereas Police bank report is giving max $1.573m.

  • It's overly simplistic to believe you're getting this for free. Your information will be absorbed into their system, which generates leads designed to market products and services to individuals. Nothing truly comes without a cost.

    Absolute garbage. No where near close to a realistic value. Estimation was 25% lower than a proper evaluation.

        Make friends with a mortgage broker / know someone who has access to a lot of the paid data sources.

        • Yeah - I find that the ANZ, Real Estate property data reports are sometimes off compared to RP Data. I have access to all RP Data reports and compare the free reports (ANZ, Real Estate etc) to RP data and there are some discrepancies - but not a lot. Just need to know the market of your area with recent sales of the last 6 months.

          I'm happy to share any information for a particular property with no strings attached if anyone wants to compare. I actually really enjoy doing it. Strange, I know.

      • Not that far back unfortunately mate. It's moreso recent comparables that they base off to come up with a value today. Most banks use corelogic for their valuations so it's good indication of how the bank views it rather than what the market would pay for it.

  • ANZ property report is crap.

    I have a 4 bed room house and they send me a report saying it is a 3 bedroom house.

    Such a waste of time

  • I am actually looking for one that can show sale price as many agent often put sold properties prices as "contact agent". I don't know why.
