Building Inspection Items Looking for Advice

Hello Ozbargainers I would love some advise if possible. I have recently put in an offer for a property and had the building inspection conducted on Friday. There were quite a few minor items (no major structural items thankfully) and they did a very thorough job. Most items were not overly concerning but I was interested in getting an opinion on the attached 4 items (roof related).

What I would be interested in determining is whether it is the buyer or seller who would usually attend to these items and what sort of cost I might be looking at in the event this falls on the buyer. I am also interested in how urgent these repairs would be (given winter will hit soon).

I will be speaking directly to the building inspector to get his thoughts, the sellers real estate agent, and getting a few quotes for repair tomorrow, but would like to open this up to the group to get your thoughts. I am hoping there are members who have recently been in a similar situation and would really appreciate your thoughts, thank you.

    Seller is under no obligation to repair the roof items of their own accord. You can certainly negotiate with them but expect them not to come to the table.

    It’ll be something you would have to repair if it bothers you. You’ll want a professional quote and likely more in-depth look into extent of repairs required.

      Sure no problems, the company was Total Home Inspections Pty Ltd , based in Perth.

      • so does the report mention any signs of water damage within the roof space?

  • They aren't significant but when u buy they become your defects.

    If you were the only buyer and they were desperate they might take $1k off thr price. But if the market is still hot…

    • I had a similar situation when we just bought our place. During the building inspection, we found there was no aircon system, despite there being ducts in the ceiling and it was advertised with a/c. At first they only were willing to offer $1k back, which seemed rather unfair considering (to use lawyer speak) "any reasonable person" would assume there was an aircon system. Unfortunately with a hot market you're stuck - we wanted the house, they knew it was cheaper than others in the area so we were getting a good deal, and we settled on $5k cashback (the system cost me $8k to put in). We would have gotten our deposit back, mostly likely, because its essentially been falsely advertised, but all that would have done was inconvenience us more than them

      Your only leverage is if you're willing to back out, and if that bothers them enough

    • Correct me if I'm wrong but I don't think the Perth market is very hot, especially compared to the east coast. Also seems like generally the nation has peaked for the time being and some cities will decline.

  • The seller is selling the house as is where is, so unless you give them the report and want to fix the issue will do nothing.

    From your photos. Its is clear there is water ingress into the building roof space and perhaps even down the internal walls during a big storm.

    The water ingress is from the poor condition of the tile joints and roof pointing. IMO, this needs to be addressed before you move in.

    Depending on scope of work, my estimate is about $2000-3000 for an average size house to rebed and repoint the roof tiles and caps.

    The tiles themselves look in good shape. Hope that helps.
